Pag-IBIG Housing Loan 101

One of the main concerns of Pag-IBIG Members is getting a Housing Loan. And why not? That is one of the privileges they can get as members of the Fund Company.

This article will address a number of those basic concerns about Housing Loan.

Who can avail of Pag-IBIG Housing Loan?

Pag-IBIG Loans are allowed only to Pag-IBIG Members who are at least two years already and who have contributed at least 24 months. Of course, there are other requirements, before the loan is finally granted, but the point is Loans from Pag-IBIG is only open to its members.

How much can I loan from Pag-IBIG?

The maximum housing loan amount that can be granted to any member is only PhP 3,000,000. So that means if the property you are considering is priced more than PhP 3M, you need to come up with some form of up-front payment (or equity) to settle the price difference virus the loan amount. Or, you may opt for another financial institution. Please refer to the Mortgage Loan Fundamentals.

What type of Real Estate or Real Estate Projects can be financed with Pag-IBIG?

Pag-IBIG Housing Loans can be used to financed any of the following:

  • Lot-Only Property — It could be a raw land or parcel of land in a subdivision development.
  • House Construction or Improvement — The residential unit should be constructed on a lot owned by the member.
  • House and Lot Purchase — New or old house with lot. If you are buying from a developer, please check with your broker/agent if Pag-IBIG can be used to finance the property you wanted to buy.
  • Refinancing Of An Existing Mortgage Loan

Always bear in mind that you can only get a maximum of PhP 3M loan and you are limited to residential projects only.

How much is the interest rate of Pag-IBIG Housing Loan?

Good question! Most buyers of real estate in the Philippines have no idea of the interest rate that comes with the loan. As a buyer, you should make it a top priority to know about the interest rate and be able to compare it to competing lenders.

Luckily for Pag-IBIG Members, the interest rates are among the lowest in the market! Depending on the amount of loan, the interest runs from 6% to 11.5% per annum.

I’m OFW and paid more more than 24 months contributions to Pag-Ibig.I want to construct a two storey house and I want to borrow 1 million pesos only. How much will be the interest if I want to pay for 5 years or 10 years.

      The going rate as of this year is 9.5% per annum for 1M. Please check with Pag-IBIG for the actual loan that will be granted to you.

    Pwede po bang ipaliwanag sa akin dahil kumuha ang misis ko ng housing loan na nakapangalan sa kaibigan niya yung bahay ngayon ang sabi ng misis ko nasa 700,000 lang ang lahat ng bayarin,naghuhulog po ako ng 9,200/month may anim na taon na akong nagbabayad so mahigit ng 600,000 ang naihulog ko ngayon di ko alam kung niloloko na ako sa amount dahil ang sabi kung babayaran ko na ang balance mga 450,000 pa kung itutuloy ko aabot pa ng 700,000,di ko maintindihan dahil ang alam ko once na ganito ang monthly payment computed na yun kung ilang taon akong magbabayad,ang lumalabas sa sabi ng misis ko parang di na ako matatapos na naghuhulog,at taga Dasmarinas,Cavite po ako,sa Century Bank po siya naghuhulog,isa po ba ito sa paying banks ng Pagibig.Please guide me thru.Salamat po.

      Hi Flor,

      If I’m not mistaken, your wife has assumed the property from her friend. First, you better make sure that you are doing it property and with proper documentations.

      Okay, I don’t know the details of your arrangements especially on the payment side, but the following will help you:

      Get an updated Statement of Account from Pag-IBIG. This should include an itemized list of your payments.
      Take a look at the terms of the loan and the interest rate. These two factors determine the amount of your monthly amortization.

      Pag-IBIG requires that you have contributed at least 24 months.

    hi! how can i check my total pag-ibig contribution? i paying my pag-ibig contribution for more than 24 months. i transfered to another company and i’ve learned that i need to fill up some documents to merge my contribution from my previous employer to the present. how long will it take to merge my contribution? will this affect my plan of availing a loan? i am planning to buy a house next month. thanks

      You have to personally go to the Pag-IBIG Office and request a hard copy of your contributions. They will definitely need to merge the contributions from all of your employers.

      The Land Title is one of the requirements.

      It’s possible. But remember that Pag-IBIG will do its own appraisal of the property. And the loan will be based on that appraised value and not the selling price of the owner.

What if they separated and the spause would want to assume the responsibilty to pay will he or she pay something to the spause who is the principal borrower for the previous cash outlays he/she made?

      Here is a short answer: That property is conjugal under the Family Code of the Philippines. The longer answer can be given by a lawyer.

      If you are looking for a house or property, then your first priority is to look for the property. The developer should be next. You may want to look at the official website of Pag-IBIG for the list of accredited developers in your area.

      What you are saying is usually referred to as “Assume”; as in “house for assume”. Actually, there are many things to consider and it is best to have your friend give you an updated statement of account from his Pag-IBIG Housing Loan. Only then should you go to the Pag-IBIG office and ask for the required documents. Get yourself pre-approved also.

      Yes, your mom can serve as your representative. As to how long it will take for the loan to be released, there is no exact estimate due to the many variables to be considered.

      Please try the multi-purpose loan and if you are denied try to get it from another source like a bank or your savings / investments.

      Basically, Pag-IBIG is a lending institution. If you are looking for a house, you better check from the developers or get an agent to assist you. Occasionally, Pag-IBIG has foreclosed properties, but you may not want these properties to be your home.

      If it’s a multi-purpose loan, yes that’s possible. Just make sure it will not be too much of a drain on your budget.

      You stand a better chance of being granted a loan if you can find a partner (usually spouse) who is also a member and then combine both your salaries.

      Since you are the only child, you should be able to inherit that property. Please consult a lawyer on how to go about this.

    i have some questions regarding assuming a pag ibig house and lot loan.

    1. the developer asked me to pay them the amount more than the monthly amount na binabayaran sa pag ibig for i think a couple of months, their reason was when the principal borrower stopped paying after pagibig grant their loan ang developer daw po ang nagpapatuloy sa pag bayad, para di lang ma bad record ang developer sa pag ibig(bago pa kase sila)parang ang binayaran ko as far as i know is pati ung fine pag di ka nagbayad on time. was it legal? though sa ngaun ang binabayaran ko is the exact amount na po.

    2. the developer gave me the papers na after 5 years of paying it but it was named after the original borrowers. how can i transfer the papers in my name? what are the requirements? anong dapat kung i accomplish na mga papers? the principal borrower sa start pa lang di na nila binayaran kaya ang developer ang nagbayad..

      Hi Elden,

      This case is quite complicated. What I can’t understand is why it’s the developer that is paying to Pag-IBIG instead of the original buyer. To transfer the name to you, you and the previous buyer should be sign a Waiver of Rights and the developer should facilitate on this one if they are still in charge.

      You may apply for another housing loan only if the other loan is already settled or fully paid.

    Thanks for the advise, actually nakapagconsult na po ako ng lawyer, pero yung cost po ay aabot ng 130k para po mailipat sa pangalan ko dun sa tatlong lote kasama na po rito ang capital gains tax, at ang isa pa pong problem ay dun po sa isang lote ay may nakatayo na condemn residential building, plano ko po sana ay yung pong uutangin ko sa pagibig ay ifinance ko dun sa pagpapagawa dun sa isang lote, at yung iba ay para po dun sa cost ng pagpapalipat sa pangalan ko ng mga lote. Pwede po ba ang ganitong situation sa pagibig?

      Hi Jhun,

      It is important to bear in mind that the title must be in your name for you to avail of the loan. In other words, transfer the title first in your name and the apply for a loan afterwards.

    thank you po sa info..the developer gave me this papers.. deed of conditional sale, deed of absolute sale, declaration of real property and transfer certificate of title..signed na ng previous borrower just want to ask again if these are the waiver of rights na sinabi nyo and pede na ba akong pumunta sa PAG IBIG office, and pede ko ba asikasuhin dito sa MANILA… ung house and lot sa province pa.. are the requirements same sa pag ibig housing loan din.. ive attended the MSVS na 4 yrs ago i was told sa kasamahan ko sa trabaho nag eexpire daw un, is that true?

      Hi Elden,

      The MSVS is only good for 6 months and I think you should attend it again. You can apply anywhere but it is best if you can do it at the province or city where the property is located.

      As to the Waiver of Rights, it is a document that says the original borrower has transfer all the interest on the property to you as the new borrower. You should consult this one with the developer, usually they have a pre-printed form. And of course, you can always create your own with the assistance of a lawyer.

      If that happens, normally the loan is also fully paid. That’s if the loan is covered by Mortgage Redemption Insurance, which by the way, is also required by Pag-IBIG.

    I have plans of getting a housing loan, im not sure if pwede po ba i-avail ung refinancing sa case ko: nagloan po kami before sa bank for the house and lot na tinitirhan namin ngaun that was back in 2007, the amount of the principal loan is Php.110,000, right now umaabot na po sya ng over 200,000 including the interest, we haven’t had the chance to pay for the interest regularly during the past months/years dahil nagkaron ng financial problem, though i’ve been employed naman and im contributing to pag-ibig i was not aware about the privilege i could get as a member and just recently informed na it might be possible na i-avail ko ung sa pag-ibig housing loan since i’ve been a member for years and never had any loan before. Sir/Ma’am how can i check for my actual contributions online?

      Hi Kaye,

      As of now, you can’t do it online. You need to verify it at the office by requesting a print-out of your contributions.

      If you should switch financing, you need to coordinate this with your bank and Pag-IBIG.

      The amount of loan you can borrow for personal loan is a maximum of 80% of your contribution. Not much if you think about it.

    Hi Jaselle,

    If the owner allows the property to serve as collateral, then it’s possible. Your other option is to use Multi-purpose loan, but the maximum you can get is roughly 80% of your total contributions.

    It’s still not possible to do it only. Better if you can go to the office yourself and request for your Pag-ibig number.

    @Joey: Pag-IBIG will only evaluate your bill of materials and specifications not purchase those materials for you in which case you may use better materials for your housing needs.

      Good question! It simply means that based on their evaluation of your records, Pag-IBIG can only give you as much as PhP 500,000. You may be able to pay more than the monthly amortization due on that loan, but as far as your records reveal, that is what they can give you.

    I am paying Pag ibig contribution for the past 14 years, including my 4 years as Service Crew, napansin ko sa mga pay slips ko as Fast Food crew may deductions for Pag-Ibig.

    Last 2008 when i merged my contributions from all of my employees napansin ko WALA KAHIT ISA SA MGA FAST FOOD employers ko ang nag remit ng Pag-ibig.

    So how do i handle such issue? sayang yung contribution ko mula sa multinational companies na yun.

    Need your expert advise.

    Regarding Loan Amount and Entitlement, does this statement still hold true: “For loans up to Seven Hundred and Fifty Thousand Pesos (P750,000.00) which shall either be secured by a First Real Estate Mortgage or a Deed of Assignment of Contract to Sell on the property, which is bought from a developer and is covered by a buyback guaranty, the member’s loan entitlement shall be based solely on his Pag-IBIG contributions.”

    I am trying to find out the correct loan amount I am entitled to as I will use Pag-Ibig’s HL to refinance my current In-house Financed house.

      Hi ME,

      There are other factors to be considered to arrive at the loan amount to be granted to you. That 750k should be small, so if you have your finances in order, you should be able to get that amount.

    You are only allowed to get one housing loan at a time. You need to settle your existing loan first before you can apply for another loan.

      Yes… But first, when do you plan to settle your salary loan, which is only 5.2k as you mentioned. This one will show up when you apply for a housing loan, so better be prepared.

Nakapag attend na rin ng Seminar ang aking Ina sa Makati, Balak ko sanang mag avail ng Housing Loan sa Pag-ibig. Me nabili po akong Lote sa BelAir 3 laguna, at nasa akin na po ang original title (note: nabili ko ng cash ang lote ko). Me blueprint na po ang design at inaprubahan na po ng management ng Belair ang blueprint. Nagpa quote na po ako sa Contractor, with all the building materials to use, at umabot po siya ng 2,900,000.00. Balak ko po sana na i assume ng Pag Ibig ang 1,500,000.00 at ang 1,300,000.00 po ay mula sa aking naipon. Nag aalangan lamang po ako mag loan kasi balita ko matagal bago mag release ang Pag Ibig fund ng cash, binigyan lang po kasi ako ng contractor ng 6 months para matapos ang bahay. ano po gagawin ko, gustong gusto ko na po magkaroon ng sariling bahay kasi ang bahay ko na inuupahan sa ngayon ay 12K at halos 10 years na ako umuupa, nanghihinayang po kasi ako samantalang me lote naman ako na puedeng patayuan ng bahay.pls help me naman po at napakalaking tulong po kong maaprubahan ako ng loan ng Pag ibig. Andito po ako sa abroad at 15 taon na po ako nag wowork until now.

      Anyway, what you are saying is you want to apply for a House Construction Loan. And yes, it’s possible for you to get one with. Please ask your mom to go to the Pag-IBIG Office to inquire about the details and all the requirements involved. Remember to tell her: this one is for House Construction.

    just wanna clarify if there is any truth about this pag ibig requirement. Say you had completed the 24 months of contribution. You still can not apply for any housing load unless you had already applied and completely paid for a multi purpose loan. Is this tue? I have been paying my contribution for more than 12 months, im planning to apply for a housing loan and it is my first time. Am I qualified even if i havent applied for any other types of laon?

      Hi Jean,

      Where did you get that information?

      Anyway, it’s not true. A housing loan and a multi-purpose loan are two separate types of loans that are available to Pag-IBIG members. You may or may not avail of any of these. And one is not a requirement to get the other.

      Better check your source of information.

      Hi Kathy,

      All of the privileges of Pag-IBIG Fund are available only to active members. In your case, you need to re-activate your membership to be able to apply for a Calamity Loan.

Kasi po ung asawa ko e nakakuha dati nang bahay tapos ngayun po e pinagbili nya na, sa ngayun po e iniintay ko na lang ang pag-uwi nya para pupunta kami sa pag-ibig para mailipat na ung title sa bagong may-ari. Gusto ko lang po malaman kung puwede nya na po bang ilump sum yung contributions nya. Almost 12 years po syang naghulog.

      The buyer’s concern will now be how to get hold of the Land Title.

    We are trying to purchase a property without a right of way in the title. Pag-ibig is not willing to accept our housing loan not until we can provide right of way in the property. Our neighbor is willing to provide the right of way. How can we proceed with the annotation of right of way in the land title? Is annotation the right word for that? Thanks please help.

      I’m not sure how to go about it. But please check with a Lawyer who is an expert on real estate or proceed to the Registry of Deeds on this matter.

      If both of you have a combined income of at least 15,000 /mo, I there are homes in Davao that you can get with Pag-IBIG Financing. Please get in touch with an agent/broker to find which house is best for your budget. And one more thing: you need to prepare for your equity which is about 10% of the property’s price.

Ngayon,binabalak ko mag loan sa PAG IBIB ung house retail program po ba. bale po nasa 11 years na akong member sa PAG IBIG. Gustung gusto ko po kasi ung house and lot na un. Sa tingin nyo po,ma ga grant ang loan ko. If ever po,ma ga grant po kaya ng PAG IBIG sakin ung P500k. Plano ko po ay bayaran un for 30 years.

    Mylene: That’s quite complicated. First you need to have the tile put in your name since you are the one applying for a loan. Instead of transferring it to Pag-IBIG, why not just help your mom pay for the loan at her bank? That should be simpler.

      That’s possible. But this is the way it works:

      You put a down payment, say 20%. Then loan the 80% from Pag-IBIG. This is assuming that you are qualified and that there are no problems on the property.

      The seller will usually ask for Spot Cash payment if he is really in need of the money immediately and can’t way for a longer loan approval.

    There are so many factors involved in determining your loan entitlement. The most important of these is your income. The higher it is, the more loan you can get.

    Pag-IBIG will conduct its own appraisal of the property’s value.

    Short answer is “No.”

    Yes, Pag-IBIG allows that.

    It is usually 2 years maximum.

I can’t exactly remember how much was my monthly contribution then.I came back home in December,2005 and have registered as OFW in POEA as far as i remember. My inquiries are: 1st, i want to upgrade my membership into OFW. 2nd, after upgrading can i right away pay my upgraded membership fee for the period i wasn’t in the philippines(2005-present) and then file a loan a week or days after?

One reason nga po kung bakit kami nagloloan is kasi wala po kaming kabuuang pera, hindi na rin po sana namin balak pa munang kumuha pa ng iba pang loan to sustain the total ng inappraise kasi makakadagdag pa po un sa monthly na bayarin, at hindi na rin po kaya.     Since you are already an OFW, you should enroll under the Pag-IBIG Overseas Program. There is no need to pay for the previously missed contributions.

    Please refer to this article.

    Since you were already a member in the past for more than 24 months, you simply have to reactive your membership to be eligible for Pag-IBIG Housing Loan.

    Pag-IBIG will conduct its own appraisal of the property and the amount of your loan will be based on that value.

    My dad is planning to avail a housing loan worth 2M to build a house on the lot he own. I want to contribute half of his monthly payment towards the loan as my family will be staying in his house every time we visit PI. I want to make sure all 2M will go towards the house. Since his house and lot will be collateral on his loan I assume that pag-ibig will monitor make sure all 2M go towards the house correct? I’m just curious, what happens if my dad spends some of the money to something else not related to the house construction?

    Please enlighten me. I just had my loan take out from pag-ibig. My basic monthly is 20k plus allowances. Is it possible that the pag-ibig will grant or approved my housing loan below the contract price i have with my developer? Because my developer is charging me for more than 20k telling me that the process should be after full payment of the dp, there must be a monthly amort that should be made with the developer. They told me that its called LOAN DIFFERENCE. Please advise. thanks

    Kumuha kasi ako ng housing loan sa isang developer sa CAVITE. Naipasok na nila sa pag-ibig January 2011. Naaprove at naloan take out ng February 2011. I paid the equity in full din by February 2011. I thought the process would be – you pay full the equity, after approval from pag-ibig – you start the monthly na with pag-ibig. Per advise from pag-ibig, my monthly with them will start March 7 na . But upon my developer’s advise, there are still payables that I need to settle with them. I was surprised. bagito lang kasi ako sa ganito first time ko naman kasi kumuha ng sariling bahay. Intindi ko pagkabayad equity at pasok na sa pag-ibig, iintidihin ko na lang yung bayarin ko monthly sa pag-ibig. So I asked for the computation anu-ano pa yung dapat ko bayaran. eto binigay nila sakin:

    SRI/MRI – 3,502.40 ; Fire Insurance: 2,704.80 ; Interim MRi: 305.05; Upgraded Contribution: 150.00 ; FCA (Fund charge commitment – charge daw ito dahil ipinasok nila sa pag-ibig housing loan ko) : 3,600; Annotation,Cancellation of DOA & Service fee conversion: 10,500; Appraisal Fee – 45.00; Loan Processing Fee: 3,000; Real Property Tax Share : 1,778.80: Loan difference: 9,000

    Imagine i will pay monthly to pag-ibig at 5,500, monthly for 6 months to developer at 5,800 ng hindi pa ako pwede lumipat sa kinuha kong bahay at lastly nagbabayad pako sa inuupahan namin at 6k.

    @Aya: Do check your contract with the developer. Dapat reflected doon ang talagang equity price and processing fee mo. It may be that you only paid them the downpayment that’s why you are being required to pay the remaining balance in monthly installments aside from the monthly amortization dues you have for your Pag-IBIG housing loan. Should you have more concerns regarding the developer and your contract with them, i-refer mo na sa HLURB.

    POP member po ako at meron na po akong existing loan (1M) sa pag-ibig in which wala pa akong 1 taon na nagbabayad. Gusto ko po sana na ipagiba ang existing na bahay at palitan po ng mas maayos at mas malaki. Ang mga katanungan ko po ay:

    Your question is not uncommon here in the Philippines. Fortunately or unfortunately, that’s between you and your dad already. But to be very sure, the best way is to issue a set of Post-dated checks and make your that you maintain enough balance to pay for the monthly dues.

    Your developer is right. Usually, their selling price is not the same as the appraised value of Pag-IBIG and if you are serious about buying, you really have to shoulder the price difference.

    Same reply with Carmz. I think I have to explain this further in a new article. It has to do with how real estate is appraised.

    I can tell you that it’s a complicated matter or it may lead to complicated issues in the future.

    The only collateral that will be needed is the title of the land on which you plan to build the house. Actually, if you buy one from a developer — a new house — you will have less of a hassle.

    SOrry, but I don’t understand your question.

    Pag-IBIG will never send you the money. Once your loan is approved, the developer or contractor of the house gets the money. As for the interest rate, please refer to the side bar on the Right Panel of this website.

    These are called closing charges and yes, the developer and Pag-IBIG are right on this one. Though a little explanation from them should shed some light.

    I hope you requested for an Official Receipt on this. What that means is
    you are now a member and you may wait for another 24 months to start with your loan application.

    YOu are only allowed one housing loa at a time.

    I just want to clarify if I am really not qualified to avail a housing loan. Member po ako ng pag-ibig since 2002 and was able to avail a multi purpose loan in 2007. In 2008, nakaalis po ako for abroad and have not continued my contribution since then. Last August 2010, I came home and inquired at Pag-ibig regarding my membership and my intentions to resume it and was informed that I do not anymore have my contributions because it was consumed by my multi-purpose loan before which is now fully paid. With this case, I am still qualified to avail a housing loan since I have been a member for more than 24 months regardless of the contributions that I presently have? Thanks.

    hi! im trying to apply for housing loan at pagibig. the title is still with hgc (home guaranty corporation) pa. my cousin bought the rights from the original owner.complete document naman except for the photocopy of id from the original owner. i already bought the rights from my cousin pero i need to buy the unit from hgc asap, else, ibebenta na raw nila sa iba.     @Toni: That’s right… If you fail to pay your MPL or any loan for that matter, Pag-IBIG will really use your past contributions and whatever collateral you placed. You may still get a housing loan, but your record is already in question.

    @Leo: Yes, that’s possible.

    @Myla: You may want to consider the following options:

    • Setup an auto-debit arrangment with your bank to pay for your Pag-IBIG dues.
    • Issue a set of PDC to Pag-IBIG
    • Have a representative pay it over the counter.

    @JohnRay: You may want to let Pag-IBIG consolidate your contributions from both employers. And then apply for a housing loan.

    @Kookai: Yes… you may want to get a cooperation of your father before you can do it.

    @Jaq: Maybe, but usually, you will be asked to pay for the down payment first.

    @emz: I’m sorry to hear that. In one article, I really suggested that firt-time buyers should avoid this kind of transaction due to the complexity it involves. YOu may have to do some leg work to find the original buyer.

    @Josette: Please understand that it has to do with the Appraisal process and not necesarrily with the Rules of Pag-IBIG on the amount of loan to be granted. And 80% is only the standard, and not the rule…
    in some cases, it could be lower than that like the one that you mentioned.

    @Pura: I’m sorry, but it’s one of those complexities resulting from having a civil status that can only be described as “complicated”. :-)

    @Cielo: Yes, it’s possible that you are the one to get a loan. The advantage of having both of you apply is you might be qualified for a bigger amount.

    Hi! just want to ask and verify, nag pa member po kasi sa Pag-ibig ang mister ko last February 2010 and paid the amount of 160 dirhams, the monthly maximum amount for the 3 million pesos housing loan. Then ang naging next payment po niya was noong February 2011 and paid 6 months which is until July 2011 na. Now, as I read sa mga comments and answers nyo sa FAQ, mas lalo po kaming na- confused kasi ang sabi sa amin dito sa Phil embassy, Abu Dhabi, UAE, pwede na daw sya maka- avail ng housing loan basta makabayad pa sya to complete the 24 months contribution, which is contrary to your answers sa mga questions, which is which po ba talaga ang tama? Malinaw po sa amin ang tungkol sa at least 24 months na paid contributions whether it is not on a monthly payment, pero iyon pong tungkol sa 2 years being a member, doon po kami naguguluhan kasi nga iba iyong sinasabi sa amin sa embassy at iba din ang sagot nyo sa mga questions. Please kindly enlighten us up…thank you!

    Yes, Pag-IBIG is also not so clear on this one. In other branches, they would accept the 24 months payment but then you have to wait for another 12 months (that’s half the “required” waiting period) before you can apply for a loan.

    I think this is what you should do. SInce the Embassy in your place says so, then maybe you should ask for their assistance on your housing loan application.

    Please make a follow-up on Pag-IBIG where you will apply for the loan as to the loan release date.

    You may want to apply for a personal loan and then use the money to finance your home renovation. It’s simpler that way.

    Negative. A housing loan is a secured form of investment that requires a collateral.

    About the check, yes, that’s possible. But I don’t know if
    the check owner will allow his check to be used by you. If I’m the owner of the check, I won’t. :-)

    It should be easy to open a checking account if you have established a good record with your bank. ANd also, some developers will assist you on openning your checking account.

    The agent may be referring to the Miscellaneous charges that they will use to cover for the Capital Gains Tax, Documentary Stamp Tax, Attorney’s fee, title transfer, etc. ACtually, you can arrange with them saying that you will be the one to do these things instead of them.

    Please be informed that the Cash Loan is under the Pag-IBIG Multi-Purpose Loan program. It has no collateral, but unfortunately, it’s not a big amount also.

    If you need that much, it’s better if you apply for a Housing Loan and then use your lot as collateral.

    Yes, that’s possible. If both of you can visit the Pag-IBIG office soon, please do it.

    There is no registration fee, but it’s a membership for a longer term.

    There is usually a set deadline for your to submit the required documents. Yes, its possible but please check it again at the Pag-IBIG office where you applied for the loan. It may just be “waiting for you”. :-)

    Yes you can be a member under the category of self-employed. But for you to be granted a loan, you have to show the Pag-IBIG Fund that you have a source of income. And for that, they will be requiring you to present our Income Tax Return.

    If the Title has already been cleared as you said, Pag-IBIG will definitely accept it as collateral. Unfortunately, we don’t have articles relating to such topics.

    Absolutely. First thing is, please make sure that the Land Title is in your name. Once that is done, everything should be smooth. Also, please ensure that you are actively contributing on the Pag-IBIG Fund and that your Income documents are in place.

    the result annullment is released or you can have her cooperate and just go on with it.

    I’m sorry to hear that. YOur case is really complicated since from the point-of-view of Pag-IBIG, it is still the original buyer who is entitled
    to “own” the property. And since he died, naturally, the wife is automatically granted the land title. You need to discuss this with her, your lawyer and the Pag-IBIG Fund.

    The first thing to do about that is to transfer that land title in your name. Then you can proceed from there.

    First, you need to be a member of the Pag-IBIG Fund, if you want to use Pag-IBIG Financing on that property. Then attend the home loan counselling session.

    On the other hand, you may also want to consider bank financing. That should be simpler in your case.

    You have to make sure that you will be granted that much. Actually, there is a good chance that you will considering that small amount. :-)
    Please attend the loan counseling session ASAP. They will definitely appraise the property.

    Please take note that the Multi-Purpose Loan of Pag-IBIG is not really that much. YOu may both apply for an MPL or can both save until you have enough for home improvement. However, there is also a Home Improvement loan that you may want to consider, definitely this is for your sister.

    Your agent is right on both issues. The down payment is one of the requirements. And while waiting for your loan to be released, you may have to pay the initial amortization to your developer.

    Please make sure that your friend will sign a transfer of rights waiver. You may both proceed to Pag-IBIG Office for the details
    of this mortgage assumption deal. There are forms there that you should both sign.

    Hi Admin,

    Here’s my case:
    • We were granted a loan of 1.3M payable in 30 years.
    • Our monthly amortization (which started June 2011) is P11,800+ plus MRI, Fire Insurance, Etc.
    • We are planning to pay an amount of P200,000+ every year (on top of our monthly amortization) to “save on interest payments”, and “pay off our loan earlier”.
    • At that rate, we will pay off our loan by late 2017 or early 2018.
    • At present (July 2011), with the principal amount of P1.3M with 10.5% interest rate per annum, we would be paying around P11,300+ per month on interest.
    • In January 2012, we shall pay P200,000 in advance hence the principal amount will go down to less than P1.1M.

    My questions are:
    1) Will the monthly interest rate be re-computed based on the remaining balance of P1.1M?
    2) Is it correct that by January 2012, with the remaining balance of P1.1M at 10.5% (fixed) interest rate per annum, it means that we would only be paying around P9,600+ per month of interest instead of P11,300+?

    Good questions!

    1. You are right about the remaining balance. And yes, your interest due will be based on that balance.

    2. You can do that or continue with 11,300 but more of it will go to cover the princinpal, which further shortens your loan. Please
    check with the branch that grants you the loan on how to best go about it.

    If the property was covered by MRI Insurance, then it should be fully paid upon death.

    You can transfer the title once you get a loan guarantee from the Pag-IBIG Fund. You can use that document to process the title transfer and the Registry of Deeds will put some annotations on the said title.

    I’m not sure about the case of your friend’s friend. :-) What you will do it first secure a letter of Loan Guarantee from the Pag-IBIG FUnd, then you can use that do process the title transfer. It would be good if you can attend a loan counseling session so that you will know if you are qualified for a housing loan.

    Remember that MPL is secured by the member’s TAV. So in case of non-payment, the Fund takes the TAV to cover the cost of loan. But please check this one at the branch for clarification.

    1. Please review your Reservation Agreement with your developer. Chances are, there’s nothing to refund on your down payment should you run into problems. Don’t take home buying as a joke.

    2. If by that you mean the Pag-IBIG Multi-Purpose loan, I would say that it’s not enough really for that kind of business unless your contributions are really very big.

    Yes, you can getting that other loan. Please check with your Pag-IBIG Branch for the details including the requirements. A Home Improvement Loan is quite more complicated compared to a loan on a new house.

    I’m sorry to hear that. I supposed that housing loan was from the GSIS. If the loan was covered by the so called Mortgage Redemption Insurance, then yes, it should be awarded to the beneficiary. Please consult your case with the GSIS.

    Yes sure, that belongs to Home Renovation Loan.

    A. Yes, the 20% down is standard. Sometimes you will even be required to pay more for the down payment.

    B. The Land Title is one of the requirements and it also serves as collateral for the loan.

    First, Pag-IBIG will have to assess that property. Though you can purchase any property in the Philippines, it has to be assessed by Pag-IBIG First.

    I am a member of pag-ibig since 2006 and i upgraded my monthly contribution to 500 (except the contri from my employer) since 2009 if i am not mistaken.
    Probably two years from now I am planning to borrow or file a housing loan from pag-ibig is it possible to know kung magkano ang pwede ko maloan? the size of the lot na tatayuan ng house is 180sq meter.     Thanks for asking those very important questions. First, you don’t need to worry if you are dealing with a
    legitimate company. Always keep your Official Receipts with you and all other documents that you will be signing.

    The advantage of having an agent do the processing for you is that it will save you from a lot of hassle. As to the price, remember that if you buy directly from a developer or with the help of an agent, the price should be the same.

    Please ask the Pag-IBIG Office if there were missed payments on against your MPL Loan and trace how it happens.

I am currently using my bank loan para sa condo na nakuha ko. naisip ko kc maybe on 2013 eh gusto ko kumuha ng lupa (kahit maliit lang). active member po ako ng pagibig and never ko pa nagagamit ang pagibig loan ko. Balita ko sa ka trabaho ko eh nagbebenta din kayo ng mga forclosed lots. In case na may nahanap akong lot, pwede ko ba gamitin ang pagibig loan ko kahit may bank loan pa ko na binabayaran sa condo ko? pls reply po. salamat. My monthly income 90K + allowances.

    Yes, that’s possible.

    Yes. Please attend a loan seminar to know about the details and how to proceed with your housing loan. About the payment, it has to be monthly. TO simplify the process, it’s best if you can issue a set of post dated checks good for 1 year or so.

    Basically, you will have a good chances of being approved if your salary is enough to cover the monthly amortization. Please read our article on Income vs Loan Amount Entitlement.

    Too bad, it happened. Sorry, but PagIBIG will not allow you to get another housing loan.

    Since you are out of the country, it’s best if you can have a representative visit the Pag-IBIG branch from where you plan on getting the loan. This is the branch that handles the Pag IBIG accounts in your place.

    It’s possible if you can show some proofs that she’s your wife. :-)

    This one is possible since this type of mortgage is assumable. You may have to visit the office of Pag IBIG that handles this account for some documents required from both parties.

    hi gudpm, help me with this issue. meron akong binabayaran housing loan with the amount of 2543.53/monthly and ang due date nya is every 11th day of the month, now pag di ko nabayaran ofcourse may penalty. now ang problema ko hindi dumating ang billing statement ko kaya di ko mabayad-bayaran on time or before due date. kasi po taga tanza cavite ako and it took almost 1 hour sa byahe kung sa pag-ibig office @ imus cavite pa ako magbabayad, meron malapit which is sm service center but ni-rerequired nila ako ng current billing statement,so ano pwede nyong maitulong? and may mahahabol ba ako dun sa hindi pag dating ng billing statement on time kasi magbabayad pa tuloy ako ng penalty ng dahil sa walang dumadating na billing. thanks

Nag apply ako ng housing loan through pag-ibig then dumating yung time na nacesarian ako at di ko na kayang bayaran ang monthly so I decided to sell it sa family friend ko para di ako maging blacklisted. So yung family friend ko ang nacontinue ng monthly payment. However, yung family friend ko binenta niya din sa another person dahil di niya na din kaya ituloy. Ano mangyayari since nasa pangalan ko pa din siya?

    kumuha po ako ng house at nag eequity po ako ng 30% base sa total price 955,000 and equity ko ay 30%.
    ang loanable amount ko po ay 650,000.

    dati po kasi me utang po akong 4000 sa pag-ibig mga 1997 to 1999.
    pag nag applay po ba ako sa pag ibig ay ma-aapruv ang housing loan ko? gawa ng di ko nbyadan ang 4000 na naloan ko dati?

    nag verify po ako s pag ibig dinapo nila nakita ang loan ko at nawala na din ang contribution ko sa mga dati kong trabaho.

    My question is can I buy my grandma’s house and lot? It is part of a “hacienda” wherein the original owner who is already deceased has not divided the properties to her children. Though there was a deed of sale, there was no title since it is still part of a big piece of land.My grandma has been paying for the property for years and yes, there was a record in Registry of Deeds.     Remember: The Land Title is a primary requirement for the Housing Loan.

    Actually, if you have any unpaid Multi-Purpose loan with Pag-IBIG, they will use your Total Accumulated Value (that’s your money) to pay for the balance. No wonder, your contributions are gone.

    However, you may still have the chance to get a Pag IBIG Housing Loan. I hope this time, you’ll be able to pay your dues. :-) If not, you will risk losing your property.

    Hi! i would like to inquire regarding my loan application. I purchased a new townhouse unit and already finished my equity, so, the next step will be my PAGIBIG housing loan. I am currently here abroad, but, i started the trasaction when i was still there in Phils. and still employed. However, when I moved here in KSA with my husband, i got pregnant and just had my delivery last August 2011. so, i simply stop working. May I know if I could transfer the principal buyer under my husband’s name since, he’s the one whose still working this time? and if just in case, my husband’s contribution still didn’t qualify with the 24 months requirement, can we apply for a combine loan instead? because my contribution has already met the 24 months and updated as well. btw, our application has not yet been submitted to PAGIBIG because of this issue. thanks for your help:)

    i just want to ask regarding buy-back policy ng PAG IBIG. kasi its been 3yrs ng naghuhulog kami ng home loan sa pag ibig. kasi ang alam ko po ay 2yrs lang ang buy-back period ng pag ibig. nagpunta kasi dito yung staff ng developer para magdala ng letter of default. eh updated naman po akong mag bayad. ma-late man ilang days lang. may karapatan po ba ang developer na i-buy back yung house namin?

    Remember that the title must be in the name of the member-borrower.

    please clarify this first with your developer. It looks like there are some information you have not mentioned that lead them to issue that letter.

    The best thing to do in your case is to let your husband be the one to apply. And he has to be a qualified member as well.

    Currently po i have an application for house construction, almost ok nanaman lahat ng kailangan inaantay ko n lng ang notice ng pag ibig with the help of my contractor. gusto ko lang sana malaman if is it right na i need 30% of my house to be constructed bago ako makakakuha ng initial payment from pag ibig? and how can we prove that the house ay nsa 30% stage na din. bka kc maipit din kmi ng contractor in case na sabihin nila na tapos na yung 30% ng bhay at syempre gumastos na din kmi ng 30% then pa ng ci ang pag ibig ideclare na wla pang 30%.

    If the cost of my house construction is 2.5M and i will only be allowed by the System based on my records to have say 1.5M for my loan, there is a difference of 1M to which i could produce as a form of “equity” or to complete the whole construction cost. 1.) will the System ask me to go on with the construction using my 1M before i can get the allowable 1.5M loan (without prejudice of course on their staggered basis of release)?

    good day po! paano po ba ang process ng home improvement plan? may exsting na po kaming bahay, pero ung lupa is divided na sa aming magkakakapatid. gusto ko po sana na maipaayos ung isang part ng bahay- mag pa extend. pwede ba po i apply ng home improvement loan un? anu po ang requirements- titulo ng bahay or titulo ng lupa. ung bahay po kasi, nakapangalan pa sa lola ko pero ung lupa is naka pangalan na sa aming magkakapatid. isang malaking bahay sya na nakatayo sa lupa which is divided na sa ming magkakapatid. ung ipapaayos ko po ay sa parte ng lupa na nakapangalan sa akin.

    i’m a project employee (contractual) in my current company since sep 2011 but I worked for almost 6 yrs in different companies and based on my record of contribution in PAG_IBIG, I reached 24 months and i believed i met that requirements for housing loan purposes. I submitted all the required documents they need and pay the reservation worth 7,000 PHP to the developer except Certicate of Employment. In indicates on my COE (which I requested on the HR Dept of my current company) that the status of my employment is “contractual”, so the developer refused to receive it because it should be “regular employment”.

    I just want to know if the status of employment would be the basis for eligibility for housing purposes? I am worried , because by next year ill be starting to pay my downpayment which is worth 10,000 php.

    Your immediate advice is highly appreciate.

    Indeed that will definitely affect your loan application. You see, the lender would always want to know if you have the means to pay for the long term obligation of the loan. Being on a short-term contract
    gives them every doubt about your capacity.

    Of course you can assume it from the original buyer.

    Pag-IBIG will be asking you for the Land Title.


    “Is it right?” Well, I don’t know, but that’s one of the requirements before Pag-IBIG releases the first installment of the loan proceeds. As to the progress status of the project, Pag-IBIG has a team of inspectors to evaluate it.

    Hi admin. Almost 1 year na po ako na hindi nakakabayad sa pag-ibig housing loan ko, dahil nawalan po ako ng trabaho dalawang taon na ang nakararaan. At ngayon po ay natanggap ulit ako sa trabaho nito lang pong Sept. 2011. Pwede ko po ba bayaran ng 15th and 30th ang hulog ko sa bahay para ma update ko ang hulog ko at hindi ma cancel ang bahay ko.     This one is possible: Your parents can sell to your their property. This one also: You can have your sister act as a co-borrower of the housing loan.

    You can do that, but first you need to verify the real status of your property.

    Sorry, but the land title must be in the name of the member-borrower.

    May housing loan po ako, been paying for almost a year to Pag-ibig. Now, I want to repaint the roof but the developer advised that i cannot do any alteration to the house. Is this a Pag-ibig policy? I don’t remember signing anything that i cannot alter, at the very least repaint the ugly roof.
    As far as I know I am not in any way connected with the developer. I have paid the equity and all the developer’s fees.

    Unfortunately, yes! :-(

    The minimum membership requirement is always 24 months.

    Possible. But, you have to coordinate the whole thing with your bank, too.

    The thing with MPL Loan is that, if you failed to pay it, Pag-IBIG will use your total accumulated value (TAV) — that’s your savings at the Fund — to pay for the loan. You don’t even have to think about paying it, but that will affect your record and illegibility in getting loans.

Pero di pa daw po pwedeng irelease yung title kasi po from May 2009 to Aug 2011 di ko na po nahulugan yung monthly contributions ko as a member dahil po nawalan ako ng trabaho. Kailangan po ba talagang bayaran ko muna yung may 2009 to aug 2011 ko na contributions para makuha ko na po yung title ng lupa?

    Good PM, Hi I am Jeff and now 35 years old,I bought a house and lot from pag-ibig last 2003, but since we went back to metro we sold the rights of the house to my wife’s friend and now she’s the one paying for the monthly amortization. She also is a pag-ibig member. Is it possible to transfer the loan to her so that I can loan again and buy a house through pag-ibig here near the metro? What are the procedures? do i need to go to the province again?

I would like inquire coz’ we are planning to buy a property, the problem is that the title and the statement of account from PAGIBIG given to us by the seller is under the name of the the original owner of the property but then he has also given us the Deed of Sale and SPA with both the original owner and seller.The seller told me that he already gave the supporting documents that he is assuming the property.I would like to clarify coz we are planning to pay the whole balance in PAGIBIG for us to be able to transfer the title under my name.Just for assurance,my question is that would there be any problem that we might encounter regarding this matter? Recently, I purchased a small condo unit from an established developer on a pre-selling basis. Turnover will be on Dec. 2014. I plan to apply for Pag-ibig housing loan when the time comes.     Good day po! 3 mos pa lang po kaming nakapaghulog sa equity, na take out na po ang housing loan namin. Ngayon tuloy sabay-sabay naming binabayaran ang equity, pagibig at upa sa apartment na tinitirhan namin ngayon.     Is the house already finished? The loan should not be released to the developer if it is not yet completely done and inspected.

    Really, you have to coordinate this one with your developer (ask them for a time-table) and the Pag-IBIG branch that has jurisdiction
    of the property.

    @Admin, I am not sure I completely understood your answer. Yes the house is already finished a little over a year ago, i just don’t know if it was already inspected by PAG-IBIG. Again, is it right for the developer to apply the loan (on our behalf) even when the equity is not yet fully paid. Are they justified in doing so? ‘coz honestly we felt we are trapped, imagine paying monthly PAG-IBIG amort when in fact you haven’t moved in yet. Is there anyone who can help us?

    i want to raise this concern po regarding my housing loan. my family and i decided to purchase a rent-to-own house payable thru pag-ibig financing. since i was the only one in the family who is a pag-ibig member, pag-ibig ko ung gagamitin namin. we are already starting to pay for the downpayment. then i am processing all the requirements na. according to the agent, para maapprove ng pag-ibig ung loan ko, dapat ung net income is X pesos. pero hindi umabot ung net monthly income ko dun. so they suggested me to find a co-borrower who’s a pag-ibig member also. if ever po ba na magpamember ung kapatid ko sa pag-ibig para sya nalang ung co-borrower ko, required pa din po ba na 24 months na rin sya nagcontribute sa pag-ibig? or okay lang if kakastart nya palang magcontribute since ako naman eh more almost 3 years na nagbabayad sa pag-ibig? thanks.

    Ako po ay government employee na may existing housing loan sa Pag-ibig. Gusto ko sanang mag-awail ng housing loan sa GSIS, bilang miyembro nito, pero inilipat na pala ng GSIS ang housing fund nila sa Pag-ibig. Posible ba sa GSIS member na kumuha ng second housing loan sa Pag-ibig. Condo unit sa fourth floor po ng isang low-rise condominium na walang elevator ang unit ko. Iniisip ko ang pagtanda na baka hindi ko na kayaning umakyat sa hagdanan papuntang fourth floor.

    Please be reminded that the title must be in your name if you are to apply
    for a home improvement loan.

    A Pag-IBIG member is only allowed to take one home loan at a time. You have to fully pay your first loan in order to
    be eligible for a second housing loan.

    You must be referring to the Multi-purpose loan. Please refer your case to the staff there at the branch.

    I’m not sure how it works with baliktan. Please check with them their home financing options.

    The rule says that the co-borrower has to be evaluated with the same qualification requirements as the principal borrower.

    My husband works here in Japan for such a long time already and upon knowing about Pag-ibig loan, we got interested on how to avail of it since we are planning to acquire lot/farm for future business purposes in the Phils. Pero, nde po naging member ang husband ko ng pag-ibig and neither had made contributions. Narinig ko lng po, na pdeng bayaran in full ang contributions equivalent for 24 months, then eligible na for pag-ibig loan. Just want to know if this is possible. Gustong gusto tlaga nmin ang lot pero ala kaming pang spot cash, kaya kailangan tlaga nmin magloan…..

    my PAG-IBIG account was used for the house and lot purchase, it was just recently applied, we did not pay for the 1st monthly amortization yet. But the problem is, our house is bare type townhouse, we need to finish the ceiling, paintings and tile works. That’s why my husband planned to have his PAG-IBIG account for the house improvement.
    He recently went to PAG-IBIG branch to inquire, but according to them it is not possible since we need the house to be entitled to my name, it will be after 2 years of payment. Is it true?     Yes that’s right. The title must be in your name first before you can apply for a home improvement loan. Please with until that happens or
    for the meantime, you should shoulder the initial expenses that you needed for the construction.

    The contract usually doesn’t change.

    Usually, you still have to wait for another 2 years before you can apply for a home improvement loan.

    The procedure is quite long, but that is possible.

    The minimum is 24 months.

    He has to change his membership type from employed to self-empoyed.
