Pag-Ibig Housing Loan Requirements

So you’ve finally decided to invest in real property using Pag-IBIG Housing Loan?

You figured that it’s about time that you apply for that Pag-IBIG Loan after all those years of faithful contributions to the Pag-IBIG Fund.

Now you ask yourself: “What are the requirements to avail of Pag-IBIG Housing Loan?”

There are standard requirements asked from the applicant upon Loan Application and prior to Loan Approval.

Additional requirements will also be asked from the applicant when deemed necessary by the Pag-IBIG Fund.

Documents Required Upon Loan Application

  • Housing Loan Application (HLA) notarized with ID photo – original copy
  • Approved Membership Status Verification Slip (MSVS) – original copy
  • Certified true copy of Transfer Certificate Title (TCT) of the property by the Registry of Deeds (latest title)
  • Photocopy of updated Tax Declaration
  • Location plan and Vicinity map

For Employed Pag-IBIG Members:

  • Notarized Certificate of Employment and Compensation (Pag-IBIG Format)
  • Notarized Certificate of Employment and Compensation (Employer’s Format) and one month latest Pay Slip
  • Income Tax Return/Certificate of Tax Withheld (W2 – Form 2316) and one month latest Pay Slip

For Self-Employed Pag-IBIG Member:

  • Income Tax return (one year) with Audited Financial Statements and Official Receipt of tax payment from Bank
  • DTI Registration
  • Business or Mayor’s Permit

For Pag-IBIG Overseas Program (POP):

  • Employment Contract or Employer’s Certificate of Income, duly certified by the employer (with English translation if in foreign language) or other valid Proof of Income
  • Special Power of Attorney (SPA) notarized prior to date of departure or duly certified and authenticated by the Philippine Embassy or Consulate in the country where the member is staying, for members abroad

Depending on the purpose of your housing loan, Pag-IBIG may ask that you submit the following upon Loan

Purchase of Lot or Purchase of Residential Unit

  • Contract to Sell Purchase Agreement – original copy.

House Construction or Home Improvement

  • Building Plans, Specifications and Bill of Materials duly signed by the Licensed Civil Engineer or Architect
  • Real Estate Tax Receipt

Refinancing of an Existing Loan

  • Statement of Account on the outstanding balance and also indicating the purpose of the loan
  • Any of the following documents:
    • Official Receipt for the past twelve months
    • Subsidiary Ledger
    • Any proof of payment for the past twelve months

Lot Purchase and House Construction

  • Comply the requirements for lot purchase and for lot construction.

Note: Pag-IBIG Fund reserves the right to require additional requirements
to facilitate the loan evaluation process.

Documents required prior to Loan Release (upon approval)

  • TCT in the name of the borrower with proper mortgage annotation in favor of Pag-IBIG Fund (Owner’s Copy)
  • Certified true copy of TCT in the name of the borrower with proper mortgage annotation in favor of Pag-IBIG Fund (RD’s copy)
  • Photocopy of New Tax Declaration in the name of the Borrower and Updated Tax Receipt
  • Proof of Billing
  • Loan Mortgage Documents
    • Loan and Mortgage Agreement with original RD stamp
    • Notarized Promissory Note
    • Disclosure Statement on Loan Transaction
  • For The Employed Members : Collection Servicing Agreement with Authority to Deduct Loan Amortization or Post – Dated Checks
  • For The Self–Employed Members: Post–Dated Checks

Additional Documents Prior to Loan Release Depending on Loan Purpose

Purchase of Lot or Purchase of Residential Unit:

  • Deed of Absolute Sale with original RD stamp.

House Construction or Home Improvement:

  • Building, Electrical, and Sanitary Permits duly approved by the building officials
  • Occupancy Permit.

    You need have contributed at least 24 months and show sufficient income to cover the monthly amortizations of your loan.

      Hi Ms Pascual,

      Your husband’s employer is required to pay part of the monthly contribution to Pag-IBIG on behalf of your husband. You already know that. Please think it through before taking any legal action. It may be your husband’s right, but that is not the immediate problem. At this point, you may need to trace why his contributions were lost or not reflected on Pag-IBIG’s record.

      Take it easy, as long as your husband is employed by the company, there is a way to have them remit the contributions, which is partly deducted on the monthly payroll.

      No, the loan (for house construction) will not depend on the appraised value of the land. I think your question has more to do on the rules of the community where you will be building the house. Please make sure that you know the rules and restrictions there first.

      Pag-IBIG will only be after the cost of the project to be financed and your capacity to pay.

    I started working back in 2005, I’ve exceeded the 24 months of contribution that is required by PAGIBIG, but I worked for different companies since 2005, hence I wasn’t able to pay my contributions consecutively during the last 5 years because usually I get back to work after a couple weeks of rest. lol. will that be a problem if I apply for a housing loan? Another thing, does PAGIBIG have a minimum requirement for the length of employment I currently have with my present employer? Thanks! Hope to hear from you soon.

      Hi Ramon,

      Yours is a very common case. Please proceed to a Pag-IBIG Office near you and have them consolidate your contributions. You are certainly illegible to apply for a housing loan. But please remember that there are other important things to consider for them to grant you a loan. Here are some:

      Your length of stay in your current employer (you get it) or your employment contract.
      Your income or capacity to pay.
      Your contributions to Pag-IBIG Fund.

      It’s better if you can attend one of the seminars they conduct and get pre-qualified beforehand.

    Bali po yung 24 months ko na conntribution ay bayad na at mag upgrade po ako nitong taon, pero yun lang po ang halaga na e loan ko, kasi po yung perang naipon ko, after na e finance nang pag ibig ang lupa, papatayuan ko po nang bahay, pwede po ba yun? pwede po bang e full paid nang pag ibig ang lupa? kasi sa amin sa Iloilo, mababa lang po ang halaga nang lupa, hindi naman po kalakihan bali po 200SQM lang po, papatayuan lang po nang bahay. Paano po ba ang gagawin dun, bibisitahin pa po ba nang pag ibig ang lugar?

      It depends how much you want to contribute. If you are employed first check with your employer how much they are contributing and you may want to contribute more if you want to. If you want to know the total in 24 months, simply multiply it by 24; that’s it.

      Pag-IBIG will never approve a loan with no TCT/CCT. That’s why, most condo developers will initially offer In-House Financing during the early stage of the project.

      Yes you can!

      If your husband is also an active member of Pag-IBIG, you can both combine your salary to apply for a housing loan. Please visit your nearest Pag-IBIG office.

      Yes, that’s possible. The maximum age allowed at the time of loan maturity is 70.

      A P 2 M loan at 10.5% annual interest rate will have a monthly amortization of P 18,295. The monthly amortization should be just about 1/3 or less of your combined income. Be prepared to put up or cover a bigger down payment if Pag-IBIG can’t give you exactly 2M.

      Also take note that Pag-IBIG will have its own appraisal of the property and the loan amount will be based on that appraised value, which may not equal to the selling price of the property.

Assumption po to ng Housing Loan ng mother ko, ako po yun magaasume and I am a member of the Philippine National Police at kun maari gusto ko po sana salary deduction. binigyan po ako ng isang employee ng Pag-ibig ng contact number sa PNP Housing Board kun saan po daw makukuha ang nasabing mga requirements at nun tinawagan ko nakausap ko po yun babae na sya rin nagbigay ng certification na ipinasa ko kamakailan sa Pag-ibig, ngunit mali daw yun dahil certification of contribution sa pag-ibig daw yun at sa Pag-ibig po daw makukuha at may posting daw sila. meron po daw silang PNP Housing Board pero sa Engineering department po daw yun. kay tagal na po ng pag aapply ko at nanganganib nang maforecolre aming Housing Loan dahil kinakapos po kammi sa pambayad ng monthly amortization ng 14,000 php. ano po ba ang magandang gawin d2 kun gagawin ko namang postdated check and means of payment wala rin po kaming ganung halaga. maraming salamat

      Please bring your case to the nearest Pag-IBIG office since it appears to need an urgent attention. I think your first problem is how to transfer the rights to the one who will assume the mortgage. That’s the way I understand your statements.

      Pag-IBIG is very strict with the membership requirement. The loan applicant must be at least 24 months active member. Your husband’s salary is only one of the factors that they consider.

      Usually the down payment starts the process of transferring the name. Of course, there are documents to sign like Contract to Sell and Deed of Absolute Sale. It is critical that you engage the services of a lawyer / real estate broker at that stage.

      It is best to include both incomes so you have a greater chance of approval especially if you are applying for a larger loan amount. If your income is sufficient, then that should be fine.

      Security could mean collateral. Better, yet ask the one who gave you the form.

      I can’t email you due to the amount of question I get so I hope you take time to read this reply.

      Pag-IBIG will conduct its own appraisal and the loan will be based on that. The appraised value is usually lower than the selling price. (Think: the seller is usually overpricing their properties for some reasons.) If the appraised value is greater, then you’re a lucky man and you should jump on the deal right away.

      1. Proceed to Pag-IBIG Office where that unit has been mortgaged. It may also be possible that it was not financed by Pag-IBIG.

      Answer to 2 and 3: If it is foreclosed already, then the owner now is the financial institution. Though they may have a chance to redeem it, but it is very slim that they will ever do that.

      If you have an existing housing loan from BDO, why do you need another housing loan? Please bear in mind that this will be another expense and will take a toll on your family budget.

      However, since you ask, this one will help: You and your husband may combine your salary and apply for a loan. This makes it easier for you to get an approval.

      Yes, you can combine that and since he is an active member now, you are qualified to apply.

      Please proceed to Pag-IBIG Gensan and have them provide you with a list of contributions from all his previous employers and the current one.

      Hi Mon,

      Since it will take a while for your wife to be qualified for a loan, it’s better if you can get a pre-qualification on just yourself based on your contributions and salary. If you are qualified for the amount you wanted to loan, then that’s good for you, you don’t need to combine wife’s contributions.

      I don’t understand it when you say Spot Cash. Does it include the equity and any outstanding loan you have at Pag-IBIG?

      In any case, the best thing to do is to have your buyer pre-qualify for a Pag-IBIG Housing Loan.

      It’s doesn’t have to be continuos, but by the time you apply for a loan, you must be actively contributing.

    I’m an OFW and has been a Pag-ibig member since 2000. Mag dadalawang taon na din po akong OFW at magdadalawang taon na din akong walang hulog sa Pag-ibig.

    Ang mga katanungan ko lang po ay:
    (1) Paano ko maitutuloy ang membership ko at saan at magkano ang dapat kong ihulog para maipagpatuloy ito?

    (2) Nagpaplano po kasi akong kumuha ng housing loan o kaya ay home improvement loan. Maaavail ko po ba ito ngaun sa kasalukuyang estado ng aking membership?

    (3) Kung makakapag-avail po ako ng housing o home improvement loan, ano ang kukuhain sa aking collateral? Ang papatayuan ko nga po pala ng bahay ay lupa ng parents ko, sa kanila nakapangalan ang titulo. Ang lupa ba nila ang magiging collateral? What if, napatayuan na sia ng bahay at home improvement na lang ang iloloan ko, ano ang magiging collateral dito?

    (4) Kung makakapagloan po ako, hanggang magkano ang puede kong maloan?

      Pag-IBIG will never give you a guarantee as to the amount that will be granted. What usually happens is that the property will be appraised and the loan will be based on that amount.

    hello po, isa po akong member ng pag ibig pero 3months lang po nahulog ko at nahinto po ako, may nakita na po akong townhouse dyan sa parte ng mabalacat pampangga, at nagustuhan ko po, nakausap ko na po yong agent tungkol sa mga requirements kasi dito po ako sa kuwait at dito ko na po babayaran yong 24 months contribution, bukod po sa SPA dahil anak ko po ang maglalakad muna habang nandito pa ako abroad e kaylangan pa po daw ng postdated check, ang tanong ko po ay:

      1. You need to re-activate your membership. And as for the other documents, your agent should be able to assist you on this, so ask him.

Gusto ko sana bayaran ang loan ko kaso lang ayaw ng Pag-ibig representative na yung kapatid ko ang mag transact. Almost 4 years na yun tapos hindi ko pa nabayaran ang loan ko. May penalty ba yun?

      I don’t understand why “ayaw ng Pag-IBIG” ang kapatid mo. Maybe he doesn’t have an Authorization with him. Of course you can always pay it over the counter or bank deposit and there is no need for any authorization on doing that.

    hi sir, I already finished paying my equity for the townhouse unit. Ngayon po, hinihingan na po me ng requirements for PAG-IBIG loan. I’m a little worried kasi voluntary lang me. Nag-abroad me for 1 year ( I left last July 2009), dumating me last June 13, 2010. Yung last PAG-IBIG contribution ko ay Aug 2009. I already have an employer now but they don’t deduct PAG-IBIG contribution from my salary. I was working with this employer for more than 4 years (they were my employer before I worked abroad). Will I be granted a housing loan, given my status?

      You need to re-activate your membership by contributing anew to the Pag-IBIG Fund. It’s best for you to visit the Pag-IBIG in your place and have them provide you with a print out of your contributions.

      Yes, you are definitely qualified for a loan. How much will be the loanable amount? It depends on a number of factors. But it is safe to say that you get can a loan with monthly amortization of around P 5,000 or so.

      Hi Hilda,

      The new rule of Pag-IBIG requires that for a member to apply for a housing loan, he must first be at least 24 months active. Instead of rushing to get a housing loan, it’s better to be aware that not all who apply for a housing loan also get approved. There are just so many factors to consider.

      The title must be in the name of the borrower if you are to get a Pag-IBIG Housing Loan. The maximum term is 30 years.

    Ask ko po sana kung totoo na Hanggang SEPT 2010 na lang pwedeng mag bayad ng 24months Contribution. Saan po ba ng dedepend ang loan.. Sa monthly contribution o sa monthly salary. Kung monthly salary naman, sa basic salary ba o sinasama na din nila pati overtime.

    tanong ko lang po anu-anong mga requirements kailangan sa pag transfer ng certificatre of tittle? Nandito po ako sa Japan at natapos ko na po bayaran ang mortgage ko sa pag-ibig. Bale nabili ko po sa dating may-ari nung 1993. at natapos ko na bayaran ang natitirang balance sa pag-ibig mga 1 year ago. since nandito ako sa Japan di ko naaasikaso personal na ma transfer sa name ko yung titulo ng bahay. Bale pauwi po ako next month bago mag katapusan mga 2 weeks lang po ako jan sa PInas. Kaya kung pwede sana malaman ko lahat ng requirements para mapahanda ko sa sister ko at kung ano man ang kailangang dapat kung dalhin.

    Last Oct 5, 2010 naging member kami nang asawa ko nang POP kce dahil sa mandatory order na dapat maging member na ang mga OFW na kumukuha nang OEC. Bale ang binayaran namin tig-12 months contribution (one time payment)kami nang asawa. Tanong ko is: Macoconsider ba na 12 months na kaming nagbayad nang contribution kce nga 12 months na ang binayaran namin.

    Mine is a bit complicated case, the owner of the house and lot we purchased has not paid a single centavo at pag-ibig frm the date of release of loan. i know we are going to shoulder all of that. we applied for approval and it was granted. i jst want to know if it is more easier for us if i vsit ur ofce or just pass the requirements here in palawan. all legal docs will expire dec. 31, 2010.inuna ko po kasi silang ba aabot paba kami or i jst have to go there nalang ksi pag province natatagalan ang pag forward ng docs. i hope i can here frm u soon. thanks!

    Base on your monthly contribution table, a 1.6M loan requires around 800PHP monthly contribution, right? My question is, do I have to pay 800PHP for 24months before I can apply for the loan with the said amount?.Reason I asked is that I have been a contributing for 3 years (minimum amount) but I jacked my contribution just a year ago to 800PHP, so I’m just wondering if I am eligible for a 1.6M loan if I apply now.Thanks in advance.     hi my son has a housing loan sa pagibig at na i file niya yon last november 2, 2010 this morning may pumuntang taga pag ibig na d man lang nagpakilala sa akin dahil ako yong naabutan niya sa bahay na ginagawa actually naputol ang pagpapagawa namin dahil nagkulang na po sa budget nung sinukat po niya yong kahabaan ng property at inikot po niya yong kabahayan na d nga po natapos, tuloy tuloy po siyang lumabas at sinabi sa akin na may problema daw po kami dahil nga po ang sabi niya may encroachment daw po na d ko naman po naiintindahan kung san po nagkamali ng pagpapatayo ng bahay dahil sinunud lang din po namin ang aming kapitbahay kung hangang san ang likod ng bahay niya dahil ito pong property ko ala man lang mohon kaya d ko po alam kung hanggang san ang prpoerty line ko po kaya po. For completion na lang po ang aming niloloan. Ang likod po ng bahay ay isang patay na creek na kung saan ay malalim siya more than 10ft and lalim mula sa frontage ng bahay at yon nga po and sabi mo ng taga pagibig na pumunta dito sa amin kaninang umaga ay denied daw ang loan namin.At sana po yong empleado pong papupuntahin po ninyo sa isang nag aaply ng loan ay mag pakilala naman po at magpakita man lang ng I.D. at wag naman sana siyang mag sasabi deretso na denied agad ang loan may processo din po yan d ba at may mga rason kung bakit ang isang loan ay ma denied isa rin naman akong civil servant and I have the right to be informed hindi yon sa kalsada ako sasabihan ng ganun.     I am an OFW and have already availed a housing loan, first it was foreclosed but I was able to purchase back/redeem the property from PAG-IBIG last year. The title was already given to us by PAG-IBIG.

    My question is recently we just bought a lot and the title was under the name of my wife. We would like to know if I can still avail a house construction loan from PAG-IBIG? We are planning to build our dream house and would like to know if I can avail a minimum loan of 1M. Will PAG-IBIG allow me to take another loan despite having a record of foreclosed property to which I was able to redeem again?

    If yes, what will be the requirements and procedures that I need since this will be my second time to avail of it?

    If no, then what will be the purpose of paying again my contributions as an OFW if I can not avail this program?

    Thanks and hope you can shed light into my queries.


    – The foreclosed property that I redeemed was when I was still working in the Philippines.

    – If allowed, it will be my first time to avail the program under the OFW housing loan.

      Hi Robert,

      Good questions.

      I have no exact answer on that one. As per rule of the Pag-IBIG Fund, members who have faced foreclosures can get any loan again. But since you were able to redeem it, you might have a chance. Please consult with the office near.

      Your other concern is about paying your contribution and not getting loan. Please note that Pag-IBIG is also also a Savings Program. Your contributions will continue to earn dividend and you can claim it once it matures.

      Hi Nida,

      Short answer: If your salary can cover the monthly amortization, you don’t need to have your children sign in a co-borrowers. And by the way, Pag-IBIG membership is only open to Filipino Citizens.

      Hi Gina,

      Yes you can still apply up to 30-year loan. The best thing to do is attend an orientation seminar for the housing loan in any Pag-IBIG branch near you.

      That’s possible as long as the documents (Land Title, Contract to Sell, etc) are ready. You may coordinate with the developer on this one.

      The most important thing to consider when getting a loan is you proof of income. If you can convince Pag-IBIG that you can pay for the loan, you have a good chance of getting it.

      Good question. That’s why Pag-IBIG will require that you submit the latest payslips. Normally, it will be based on the gross salary.

    I have re-activated my membership and was given a POP ID but haven’t resume premium payments. I have met the 24 contribution requirement as I worked in the Philippines for 3 years. Do I have to make 24 payments via POP as well to qualify?
    I am planning to demolish my mom’s house and construct a new one. I can’t come up with P2m cash to finance the project, so I need to apply for a loan. The lot is under my mom’s but we can transfer the title in my name. I don’t have a problem on income requirement. However, when I applied for a loan at the bank, the bank had an issue on the right of way because the ancestral house is on the right of way. Will that be an issue to my POP application?
    Given my situation, can I start my project and apply for a home improvement loan when I got the title transferred to my name?

      Pedro: First, you need to resolve that issue on the Right Of Way, because it will definitely affect your loan application.

    For clarification po, Hindi po ba after your loan approve kinakailangan na ung CTC at Tax Declaration ay nakapangalan na sa borrower? Paano po kung hindi pumayag ang nagbebenta? at anong dokumento ang ibibigay ng pagibig para sa security ng property na nagbebenta? O paano mapapayag ng bumibili ang nagbebenta tungkol sa paglipat ng CTC kahit hindi pa niya nakukuha ang check na galing sa pagibig na maari lamang ma release kapag naka pangalan na sa borrower and lahat ng dokumento.

    I am interested of getting a home loan from your office. House developer is camella and their inhouse bank loan is BDO. Mag-one year npo ko nagbbayad sa BDO this coming March and di pa po ko nakakalipat sa bahay. As additional requirements based from what Ive read:
    1. Certified true copy of TCT/CCT by the Register of

    2. Location Plan and Vicinity Map

    Regarding your credit card history, they may not be able to check on that one yet, so basically you are “safe” there. 😉 About loan rejection/approval, the simple rule to follow is to check on your capacity to pay. Apply for a loan only if you have the means of paying it, then it will be easier on your part.

    First, the land has to have a title. If the title is not in your name, you have to ask the cooperation of the title holder to have it as a collateral.

    You are only allowed on Housing Loan at a time. You have to pay this one first before you can apply again for another Housing Loan.

    That’s another loan but it should not pose a problem since you will be using the same collateral. It’s just like you are upgrading your loan.

    This may be a late reply already. Sorry. I hope you’ve been to the Pag-IBIG office already.

    What will happen is that you will be combining your two incomes and apply for a single loan. One becomes the principal borrower, the other is the co-borrower. So, it’s not 500k-500k for each of you, but 1M for both of you.

    If you are currently paying in BDO, then those documents are already in the bank. You need to arrange this with BDO if they will allow your plans.

We ( my husband and I) are planning to be a member of Pag-Ibig and of course to have a loan eventually.My husband is an OFW and his average remittance is 35K/mo. May hinuhulugan kming lot ryt now and updated nman sa payments. actually,it is a 5 yr. contract pero nkaka 2 yrs. p lng kmi. We dont have any existing debts/loans except for that amortization. Pwede ba kmi sa re-financing and construction of house? wat are the requirements for this type of loan? can we pay the 24 mos. contribution in just a single payment? how long does it takes for this type of loan to be processed? i’ll be waiting 4 ur answer.. god bless!

    You might be interested with using the Multi-Purpose Loan with that amount. That should be easier because there will be fewer requirements. Please check on the article on MPL.

    What you are saying is you want to assume your friend’s loan. That is definitely allowed. First you need to determine how much your friend is asking for as payment for their investment. Then the two of you should go to the Pag-IBIG document to see the status of the loan. From there, you can work on the rest of the step in assuming the loan.

    I’m sorry, but the loan amount will be based on the appraised value.

    The 24-month contributions has already been asked several times. Maybe you have not read it yet. But Pag-IBIG will not allow this anymore. You have to be an active member for at least 24 months to be eligible for the loan.

    If all is well with your property and your documents, it should not take more than a month for your loan to be released, though that depends on other factors also. I would suggest that you attend the Pag-IBIG seminar.

    hi admin, plano ko po mag housing loan with home improvement. ask ko lang po kung pwede na ipang purchase ko ng furnitures and appliances yung makukuha sa home improvement? P500k po yung presyo ng seller at gusto ko sana mga P600k ang iloan. Para kung yung appraised value ay mababa at least may matitira pa rin pambili ng ibang gamit sa bahay at di na me magbayad ng cash sa may ari ng bahay. Disposable net income ko po ay P16,800 per month at P2000 compensation per month. Sa salary ko pong ito, palagay nyo po san ibabase ng pagibig ang loan takeout, sa appraised value or sa net disposable income?

    Foreclosure is always a touchy subject matter. As a rule, you can’t assume a property that has been foreclosed already. But you can buy it. So please approach your Pag-IBIG Officer.

    I would say na active member ako ng Pag-ibig Overseas Program (POP) which I started paying last February 2007 and till now nagbabayad p rin dhil payable in 5 yrs kc ang inaplayan ko nun. Nasa akin lahat ng resibo at lahat yon nagreflect din sa passbook ko. Lahat ng payments ko was made sa satellite office ng pag-ibig sa aming province. Nagverify ako through one of the site of pag-ibig asking for the summary of my contribution. Nagreply sa akin at pinadala din ang summary ng contribution ko. Laking gulat ko na 5 mos lng ang nagreflect na contribution ko.
    1.) Saan na yong binayaran ko for remaining months of 2007 and for the years 2008-2011? Ano ang gagawin ko?
    2.) Pwde ko bang isettle to sa sattelite office lng sa aming province or i need to go to the main office in Manila where i open my account?
    3.) I have with me my POP ID and tried to access it through online pero di ako makapasok.last year, I went to the embassy filed again giving them all the info and they open me a temporary account number (T00123079) pero till now wla ding nangyari.

    I checked the qualifications and requirements in applying for a housing loan and fortunately, I qualified. My parents and I are planning to renovate our house in Antipolo yet the title of the house is in my parents’ names who are both non-Pag-ibig fund members.     I assumed a house sa friend ko which is binabayaran ko pa sa Developer. 5 months from now, direct na ako mag babayad sa pag-ibig office. Sa ngayon, naka pangalan pa ito sa developer. 24 year more to go pa babayaran ko.

    A letter coming from pag-ibig was received by the original na may-ari and ininform ako na pwede na ma transfer ang title of name from developer to the owner.

    I had applied for a pag ibig housing loan and house construction last June 2007 and it was approved by the pag ibig. However, later I found out that we had constructed our 20 percent equity on the different lot. I applied for a cancellation to the said loan. This year we agreed to transfer the rights of the said lot. Now, the title is now in my position, can i apply again pag ibig house construction? do i need to prepare another building permit? etc. to the said loan or it is ok if used the previous approved building, electrical, sanitary plans, etc.?

    Yes, he was right. And about your not being enrolled in POP, maybe they missed that part.

    You can activate your membership by simply making new contributions. If I may suggest, please check your past contributions to see if you have reached 24 months already.

    And since your existing housing loan is with the bank, it’s better to keep it that way. Anyway, you can still use your Pag-IBIG benefits should you need another housing loan in the future.

    2. I completely lost records of my previous contributions. I was employed in the Philippines from 2004-2007 and was religiously paying thru the employers. Will those payments form part of the 24-month contribution requirement?

    Hello, previously po ay nagloan ang mama ko sa pagibig pero sinurrender nya for one reason or another (i believe this is aptly termed as dacion en pago?) and had it transferred to a relative of ours. My question po is this, since hindi na po sya pwedeng maging co-borrower ko for my loan, pwede pa rin po ba na maging kasama ko sya sa combined income despite that? thank you and god bless!

    Yes, please get the assistance of your broker/agent or developer on how to go about it.

    You can try, but if you are already denied by one bank, Pag-IBIG will most likely be not in your favor too.

    Hi Admin, kumuha po kami ng house & lot sa Rizal in-house ngbayad ng kmi ng 96K na downpayment, magstart ulit kami mgbayad ng amortization this Oct 2011 since medyo malaki ung monthly amortization gusto po namin i-transfer sa pag-ibig, ung ngseminar po ako need ng TCT para mkpag-loan then ask ko ung sales agent if kailan ko makkuha ung title and sabi skin after ko daw po mafully paid and ang sabi pa skin ung house and lot nka-title pa sa developer. Ano po ibang option pra makapgloan ako? ang hawak ko lang is contract to sell. pwede ko po ba gamitin ung TCT nakaname sa developer?

    I think there is a certain percentage of payment required by Pag-IBIG before you can construct anything on that lot. Please check with your developer and Pag-IBIG on this one.

    Hi, tanong ko lang if pwede pa ma-alter interior partitions/layout once na-approve na house construction loan? Maliit kasi floor area and hindi pala pinaka-efficient na arrangement ginawa ng architect na nag-draw ng plano. Basically ililipat location ng stairs and yung 2 CR para maging mas maluwag ang kitchen. Sana masagot agad kasi nag-umpisa na construction. Thanks

    Hi, may tanong po ako. Meron pong lupa yung kapatid ko na pwede kong patayuan ng bahay. Gusto ko po sanang malaman kung pwede akong mag apply ng housing loan sa pangalan ko, ako po kase ang gagamit at magbabayad sa bahay. Salamat po!

    1. Yes, that way you will be able to get a higher loan amount too.

    2. You can always ask your employer to do it for you. And besides, they will have a counterpart in your contribution.

    3. I hope you are still paying it over the counter or from one of the accredited collection agents of Pag-IBIG. Please proceed to Pag-IBIG office
    to get the form informing your employer to deducted the monthly amortization from your salary.

    4. As of now, it’s not possible it.

    Yes, you can always use your own money to build the house.

    It’s possible but you must be an active member by the time you apply for the housing loan.

    Basically, you can do anything with your house once it is already turned over to you.

    Please bring the original as well as a photocopy. The Employment Certification may just state “To Whom It May Concern” or something like that.

    As of now, they can’t dig pass your bad credit records yet.

    It should take a about a week to a maximum of three months.

    If you are also a Pag-IBIG FUnd member, that may be possible. That is, you may apply for a separate loan.


    1. You may want to apply for a Home Improvement Loan from Pag-IBIG Fund.

    2. I’m afraid the bank may deny your loan.

    3. It depends on the payments you have already made against your existing home loan and your eligibility.

    There is no assurance that your loan will be approved, but you can start by re-activating your Pag-IBIG Fund membership.

    The move-in fee is imposed by the developer and I can’t tell how your arrangement with them is done.

    It depends on the contract / agreement you have with the developer. In many cases, you will be refunded a certain amount and some administrative, marketing, processing fees will be deducted from
    the payments you have already made.

    This is the kind of arrangement that you should avoid at all cost.
    If you are denied at Pag-IBIG, you can always resort to bank financing or getting a loan from other financing institutions.

    Member po ako ng pag-ibig from Sept 2006 til Dec 2009. Then the whole 2010 di na po ako nakaremit since nag abroad na ako. If mag bayad po ako ng contribution for 2010 makaka avail po ba ako ng housing loan? And yung lot po kung saan ko balak magpatayo ng bahay is under my mother’s name.     YOu may want to combine your income and apply for a single loan. But take note, you have to settle first your outstanding home loan.

    Yes, you are correct.

    YOu have another choice: Apply for a Multi-Purpose Loan and use the proceeds to renovate the house.

I want to start the construction as soon as posible but i have yet to hire an Engr.Isa yata ito sa requirement ng Pag-ibig bcoz w/out this we cant get a permit anyway right? Mejo mahal po kasing maghire ng Engr. Kasi per visit din sila.Puede bang magpagawa nalang ng blueprint and estimated bill of materials sa isang engr. tas yun ang ipasa ko? Lastly strictly ba dapat na 30% na construction ang nasimulan?or as long as on going ang construction at may nakasaad sa bill of material yung cost ng construction.Pls reply my queries thank you po.

    Ask ko lang po kung pwede ako mg housing loan. may existing multi purpose loan ako since 2005. at wla pa po ako naibabayad since then. at di rin ako nkapag hulog ng contribution ko mula nun. Babayaran ko po sana multi purpose ko tas continue ko contribution ko. Nawalan po kasi ako bigla ng work kaya di ko nabayaran. salamat po.

My question is, as soon as the land has been transferred to me, can I immediately use that as collateral for my PAG-IBIG loan? Or is there a waiting/holding period of some sort?     Good day admin, inquire ko lang po, if in case mag avail ako ng housing loan payable in 30 years and magkaroon ako ng opportunity na mabayaran in full yung bahay after a year, ang computation po ba ay base dun sa original total contract price ng bahay plus interest for the first year na nilakaran ng loan with pag ibig? or yung computation po is based dun sa 30years na inapply na loan? medyo na overwhelm po kasi ako ng may nagsabi sa amin na kahit i cash na yung bahay eh sa 30 years na computation ang babayaran namin.

    Fix interest simply means that the interest rate will not change from the time your loan is granted up to a certain period say 5 or 10 years.
    When you make an advanced payment, the excess amount goes to cover the principal. And yes you are correct about that diminishing interest.

    Yes, that’s possible. But take note, Pag-IBIG will only grant a loan for a residential type of project.

    Yes, there is that waiting period. Please inquire on your nearest Pag-IBIG branch regarding your case.

    Cash Loan is under the Multi-Purpose Loan program of Pag-IBIG. For more details, please read this article of Pag-IBIG MPL Loan.

    Both of you can execute a Deed of Assumption of Mortgage. There are forms that you can use at the Pag-IBIG Office. I’m not sure what made you decide to consider that property, but please check this article before you proceed.

    A Home Improvement Loan is a complicated process requiring a lot of documents like House Design, Bill of Materials, etc. On top of that it requires the signature of a contractor.

    Please proceed to the Pag-IBIG Office for the documents that you need in doing this type of transaction.

    I’m afraid you may be denied the loan when you apply. Pag-IBIG is very strict when it comes to showing the documented income.

    Hi! More than ten years na po akong active PAGIBIG member. Last year, I started applying for a housing loan. My father wanted to sell the house and lot he inherited from his parents at dahil mahalaga ho iyon sa akin, I applied for a housing loan sa PAGIBIG.Actually, mortgaged po yung property sa isang rural bank sa katabing bayan namin. For one year I processed the application, submitted all the requirements and the said rural bank knew since then about that application because part of the requirements were documents issued by them like receipts proving that we were updated in paying the monthly interest (since we haven’t paid yet the principal loan). Last March, I finally received the approval notice from PAGIBIG with the Loan Agreement and all other related documents. I brought the letter of agreement to the rural bank where the property is currently mortgaged and the manager signed it. After that, the letter of guaranty followed which I again brought to the bank but unfortunately the manager refused to sign it saying that they don’t trust PAGIBIG Fund, that PAGIBIG needs to issue the full payment first (in cash not in check). I went there twice to convince her that she need worry because it’s a government institution so definitely it won’t do anything to lose its credibility. She even said that if PAGIBIG cannot really give the full payment then it should be us to pay for the bank to issue the title. I added that she knew from the start about it and that she entered an agreement already with PAGIBIG when she signed the letter of agreement. I asked her why did she allow us to go this far if she wouldn’t agree. She said, “hindi ko alam na ganun ang proseso.” Isn’t it foul? I applied for PAGIBIG loan because I don’t have that big amount to purchase the property. I am only capable of paying the monthly amortization for the loan that PAGIBIG granted us but for the bank to ask us to produce that big amount of money right now is a big headache on our part. I also suggested that we can even enter into a legal agreement also that in case PAGIBIG fails to give the amount due as they promised (which I doubt dahil alam kong PAGIBIG is redeeming its good reputation)), I will continue paying the interest. She said that she wanted cash. In my desperation, I planned to bring this matter to Ted Failon, Mike Enriquez or Erwin Tulfo (whoever would help me best)because I know there are other Filipinos who are in the same shoes. My questions are the following:
    (1) Does the bank really have the right to refuse though there was already an existing agreement proven by the document signed by the manager?
    (2) Does the bank have the right to force us to pay the full amount? Hindi po kasi klaro sa akin ang mga bank policies at maging mga policies ng PAGIBIG tungkol dito.
    (3) Do I have the right to complain the bank for pressuring us since delayed na po ang processing ng application ko and failure to comply with the deadline given by PAGIBIG would mean cancellation of my loan? Paano naman po ang effort at money na nagastos ko sa pagprocees ng loan ko.
    (4) Paano ko po maipaglalaban ang right ko? More than ten years akong member at maayos ang remittance ng monthly contribution ko at updated din naman ang payment namin ng aming monthly interest sa bangko. Ayoko pong mauwi sa wala ang pinaghirapan kong ayusin sa loob ng isang taon. Nag-comply po ako sa lahat ng requirements na hiningi sa akin.

    Meron po ako pagibig loan 30years to pay. The Total loan amount is 275k. I started paying 2004 and already paided 240k. Got a house somewhere and we would like to stop po yung payments sa loan and return sa pagibig. Can Pagibig find a buyer of our property? If yes, how much po ang mababalik na money sakin considering the amount of money i already paid.

    I just wanted to check if what do I need to do if i wanted to transfer In-house financing to PAG-IBIG HDMF? What I mean is that I am currently paying my monthly amortization through my unit developer and my monthly is 33K. I already payed 1 year out of 5 years. Now I wanted to use my benefits as an OFW by transferring my loan through PAG-IBIG HDMF. I am an active member and very eligible for a housing loan. What do I need to do? My agent told me that I need to pay the developer of such amount if I wanted to transfer my loan to PAGIBIG, is that true?

The Seller is already residing at Baguio. so to be able to comply sa requirements na certified true copy of tct. nagbigay sya ng authorization to transact in his behalf. now upon checking the other requirements UPDATED TAX DECLARATION nde daw sya updated since nasa baguio na nga siya since 2007. question ko is puede ko na ba ipasa yung requirements ko with out tax declaration? also yung contract to sell needed ba talaga or kahit wala na?

    May bibilhin akong lote. May nakatayong bahay, luma na po ito at kailangan ng irepair. Ang nakasaad po sa contract to sell ay lote lang ibebenta, hindi kwentado ang bahay dahil nga luma na. Ngayon, hindi kami na-issue-han ng certificate of no improvement dahil may value daw po yung bahay.
    1) Pwede po ba namin i-apply na lang ito ng loan for “house and lot”?
    2) Kung pwede po, kailangan pa ba i-rehabilitate yung bahay bago sya maibenta samin? Kailangan ba good as new yung bahay (may requirements ba ang Pag-ibig dito)?
    3) May tax po ba na babayadan para dun sa bahay?

    hi, i have a question. i purchased a condo with DMCI, and up to now, they are still in the process of applying for their FCL, so my application with pag-ibig is still with them. i have already decided that i will apply via the retail account so that i’ll be the one to apply to pag-ibig and not wait for them anymore, since it is taking them so long. i have submitted my application to them last october and up until now they’re saying that pag-ibig has not yet granted their FCL. my question is that is it really hard to apply for an FCL today for developers? it seems unlikely that it is taking them a very long time to have their FCL granted. and also i have read that the property should be fully paid for the transfer of title to take effect? but as per the pag-ibig checklist of requirements, the TCT/CCT is required to be under my name? how can i go about this since i am applying for the loan in order to pay my property in full? i’m confused with these contradicting statements. i’m now currently paying my condo thru my bank and it will considerably lighten my load if i can avail the pag-ibig housing loan. hope you can enlighten me and provide advise on how i can do this. thanks so much.

One of the requirements is for us to have 24 months worth of contribution. If i would pay for the months wherein i didn’t have any contributions, would that qualify me? i have been on long vacations sometimes up to 7 months. Then after that i go on board again. if i would pay for the months in between my work where I haven’t had any contributions, would that add up to the 24 months required?

    2.) for the the past 3 years, my contribution has only been Php 250.00 a month. I wasn’t aware that we could adjust that amount to avail of the loan that we want. i am looking at applying for a loan worth around 1.5M – 2.5M pesos good for 15 years. this will require me to make a contribution of Php 750.00 – Php 1,200.00 a month. What can i do to qualify? What happens to my former contributions? do i need to pay the total sum of the 24 months with the required monthly contributions to compensate for the lacking amount in my current (Php 250.00) contribution?

    3.) my wife has been paying her contributions to pag-ibig for more or less 7 years. it’s said that we can avail of a joint housing loan. is it possible that i get the bulk of the monthly dues rather than her? she’s currently paying off a salary loan she got about a year ago which is less than 20k. can she pay it in full already rather than having it deducted from her monthly salary so that we can already avail of the housing loan?

    Actually, most high-end project developers (of condo and subdivisions) are hesitant to use Pag-IBIG Financing due to the number of required documents that they are not really critical in selling their units. Many of these will opt for bank financing and they sometime form partnership agreements with banks. There is actully no confusion in the title requirements. Since you are already into bank financing, you may want to remain with that type of home loan to avoid some problems when you switch to Pag-IBIG.

    Pag-IBIG is not very clear on this one. If you can use a bank loan, go for it… that should be easier for this type of property and situation.

    You need both documents and the Tax Declaration must be updated.

    You have to coordinate the whole process with your developer and the Pag-IBIG Fund. Pag-IBIG may do a little inspection on the property
    so that they can give you an estimate on the value of the property and your loan amount will be based on that. Now as for the fee which was asked by your developer, they may do so depending on their policies, but it should not be that much. The purpose may be to charge you for them preparing the documents required by Pag-IBIG.

    Sorry, Pag-IBIG is not into that kind of business.

    Yes, there are forms that you can use at any Pag-IBIG Office.

    Good day! dati po akong ofw.nka enroll po ako before sa Overseas program ng pagibig nung 2006, with a php33,600 contribution. di ko naman natuloy i avail ang housing loan. now, since 2009, locally employed na, with a 50k salary and my husband has 80k. gusto ko po sana mag avail ng house improvement loan sainyo, but, for the house of my mom. May TCT na po ito under her name and my deceased father. Pagibig member po ako ng my husband also. if possible sana mga 2M. dahil di namna sakin ang house intended to be renovated, can i use my house in bulacan as collateral for this loan? pwede pa po ba ma add ang na contribute ko na 33,600 with my contributions now, and my husband combined, to avail of a bigger loan? maraming salamat po.

    I hope you have the time to read this reply. Thanks for posting your questions very clearly.

    1. First, there is no need for you to pay any missed contributions. That’s useless. Pag-IBIG will only look to see that you are actively paying your contributions by the time of your loan application. So generally in your case, a 12 month straight will do.

    Note, you probably don’t have any problem paying the contributions since it is just a small amount, be prepare if they will ask you for 24 months lump sum.

    2. All your previous contributions are still intact and you can consolidate them all. Essentially, what this means is that
    you have upgrade your contributions to a higher amount to be eligible for a bigger loan amount. YOu will be asked to do it only during the loan application
    and only if they can find that are qualified for that loan amount.

    3. She can pay the whole thing in full, over the counter. Make sure you keep the Official Receipt.



    1. If you are to apply for a home loan, the title has to be in your name.

    2. First, your OFW Contribution is separate from the regular Pag-IBIG 1 contributions.

    The rule apply whether it’s for a house and lot loan or for the purpose of home construction only.

    Actually po were leaving in the house of my boss for more than a year.
    Then nag-decided po xa na ibenta na lang, sabi nia pwd ko po inyo kunin thru pag-ibig kung gusto kung kunin ung bahay. Gusto ko naman po kaso ung bahay naka-mortgage sa Bank but willing po xang magbayad ng full sa bank para ma-acquire ko po ung bahay..

    Have you tried assuming the existing mortgage of your boss from the same bank? It’s easier that way. Though Pag-IBIG allows such transactions, it is a bit complicated. First you have to coordinate this with the bank and then the Pag-IBIG.

    Loan payment can be made over the counter or through one of the collecting agents of Pag-IBIG. If you have a trusted representative here in the Philippines, you may want to ask him/her to do you a favor and pay your dues over the counter at any Pag-IBIG Office.

    Actually, it depends on your arrangement with the seller if they want you to occupy the place before the loan is even granted. Most sellers won’t. Yes, it’s best to wait for your loan approval before moving to the place.

    The loan proceeds will naturally be given to the seller.

    And about the loan amount, please take note that it will depend on the appraised value of the property. The selling price can be your guide, but the 80% amount that you mention will be based on the appraised value of the property

    Yes, if that will speed things up, he can process the loan on your behalf. Actually, anybody can process it with your permission. Eventually, you will be the one to sign the documents and it will be your own loan.

    There is a specially application form that you can use for the Pag-IBIG Overseas Program. YOu can request it any time from the office of Pag-IBIG and while there, you can also pay for the intial contributions.

    Yes, it still possible that he will be granted a home loan. But please check your records there first.

    1. For one to become a member, it is necessary that you have paid the first month contribution. If you skipped that, you are not a member yet. Please check this one by going to the Pag-IBIG Office.

    2. I’m not quite sure what you mean by that lump sum, but maybe it refers to the one-time payment of 24-month contributions so that you can apply for a home loan.

My husband acquired a lot from his mom but hati po sila ng kapatid nya dun sa lot balak namin bayaran na lang sa kapatid nya ung amount ng lot na parte nya.     First, the title of the lot has to be in the name of your husband, otherwise Pag-IBIG won’t consider that as collateral. Just like buying a house and lot unit, a Home Construction loan will also require the land title as collateral.

    That’s right, it has to be 24 months in total contributions.

    As of now, they can’t check on that yet.

    Please re-read the article for the requirements. As to your loan application, please take note that you will be evaluated first.

    It’s gonna take you a long time since the subdivision is not yet ready. YOur other option would be to use the In-House Finacing provided by the developer.

    Yes it’s possible to loan for a lot-only property. And of course, you have to go to the Pag-IBIG office for the loan. Your employer has nothing to do with it.

    Meron po ako residential lot sa taytay rizal sa Redwood Subdivision. Gusto kong magpatayo ng bahay, kaso, wala ako pera. gusto ko magloan sa pag-ibig. Ang kaso, yung contractor ko, walang company, bale, meron siya mga tao na gumagawa including yung engineer na pipirma. Ang tanong ko po ganito…

    since wala po ako contructor na company, kanino po ipapangalan ng pag-ibig fund yung check? ok lang ba sa akin or sa gumawa (e.g. Juan dela Cruz)?

    It’s not necessary that the contractor own a company. If he is a practicing Civil Engineer or Architect with valid license, he should be able to do the transaction.

    POP is now being combined with the regular Pag-IBIG Program since the Pag-IBIG Law of 2009 took effect.

    That’s possible, but it’s really a complicated process.

    You may be granted an additional loan for purposes of constructing a house on that lot. You must of of good standing (paying on time, no missed payments, etc.) and your account must be secured by a Contract To Sell and must be have exceeded two years already.

    Im an OFW an im paying my monthly contribution for POP regularly since Jan, 2007 till now, where my last payment will be Dec. 2011 (since 5 yrs. lng po kinuha ko noon).will i get my refund after my last payment if;
    1. mg apply po ako ng housing loan before its maturity (within today till Dec. 2011) or will it be diverted or deducted to my loan, assuming it will be approved?

    2. secondly, pg me housing loan po akot let say i applied for 10 years, pwde ko po ban mg bayad ng extra amount every vacation ko (let say every after 6 months)? well it be deducted to the principal or will it be applied to the monthly amort.

    That’s a disaster waiting to happen, please make sure that you have all the documents in your name, because from the point-of-view of the Pag-IBIG Fund, the original buyer is still the owner of that property. Can re-sell it? Yes, but only if the buyer is unsuspecting.

    Yes, you can get your money but you have to personally request it.

    1. I don’t get your question, but please be informed that POP has nothing to do with your loan application.

    2. Yes that’s highly encouraged. Every advanced payment goes to cover the principal.

    You know, the most important thing when applying for a Housing Loan with Pag-IBIG is that you can demonstrate a proof of income — documented income. If you have that, then yes you can definitely apply for a housing loan.

    Hello po., ask ko lang po kung ano talaga ang requirement ng for Assumed house. Meron po kasi akong na assumed na bahay sa Deca House unit. Lumalabas yung na assumed ko na unit ay na assumed din nya sa original borrower ng unit. Meron na po kaming deed of sale. Nung ibigay ko ito sa developer ng unit hinanapan pa nila ako ng deed of sale between me and the original owner na hindi ko naman naka transact? Kailangan din po ba gumawa pa kami ng another set of deed of sale between me and the original borrower. Binigyan naman ako ng copy ng original copy of deed of sale between original borrower and the first assumee. According to the person i transacted (first assumee) ang sabi ng attorney na gumawa ng deed of sale namin din na raw kailangan yun, submit ko na lang daw and copy of deed of sale between the original borrower and first assumee. after two years of payment po kasi transfer na ng developer yung transaction sa Pag Ibig, ang gusto ko ma transfer na sa pangalan ko kung sa mailipat na sa Pag Ibig. thanks.     If I understand you case, the loan has not been granted it and you (or the other buyers before you) are still paying the equity to the developer. Actually, you should refer this case to the developer, because they are the ones who can advise you which documents to use and which ones they require. Normally, the original buyer should execute a Deed of Assignment in favor of the second buyer and the second buyer should then execute a similar document in your favor. In any case, the developer should know what happened along the way.

    This one is difficult is the title in already in your name. Normally, it should be under Housing Loan for House and Lot purchase.

    The requirements would basically be the same requirements any borrower should submit. They are all stated above.

    A Pag-IBIG Housing Loan is really a personal matter. You have to apply it by yourself, your company can’t do it for you.

    YOu need to be an actively contributing member first.

    GOOD DAY! Ask ko lng po member po yung husband ko ng ag ibig since the time nag start sya magwork dito sa phil. Pero nung icheck nmin hindi nagcredit yung mga contributions nya. By the time na nasa Doha po kmi nagpamember kmi dun pero d kmi nkpagmonthly deposit. Pwede po bang bayarab yung previous months para macomplete yung requirements nmin pra sa housing loan?     Me and my wife are pag-ibig members since 2002 and our previous companies were paying our pag-ibig contributions since and until we left the country last Dec 2008. From 2008 till date we have not paid our contribution. Now that we are in the country for vacation, we are planning to avail the Pag-ibig Housing Loan (purchase a lot and house construction for about PHP2.5MM). Are we still entitled to these benefits by just reactivating our accounts and updating our contributions?

    I’ve been an active member for 2yrs, but recently i went back to school and stopped working so my contribution also stopped. My husband is a seafarer yet they dont have pag-ibig remittances in their payroll. We are planning to buy a house and lot through the housing loan but we are not sure if we are eligible. What are we suppose to do? Pls help us.

    Please take your time and consider establishing a good financial standing first. Since it is your husband who has a documented
    source of income at the moment, you may ask him to be a member of the Pag-IBIG Fund. It may take you a while to get a housing loan from Pag-IBIG is you do it this way.

    But if you are in a hurry, maybe you should explore other financing options like using a bank loan.

    An SPA is usually needed by / required from borrowers who are based overseas.

    Yes you are right. All you have to do is re-activate your membership.

    Please proceed to the office of the Pag-IBIG Fund that handles your account on how to proceed with your transaction.

    First you need to understand that a Housing Loan must be secured by a Land Title as a collateral. Moreover, the land title must be in your name.

    It’s really not enough to have a good salary, though that’s a very important factor.

    Sorry, but you can’t pay your missed membership contributions. You can only “pay forward”.

    You’re lucky since Pag-IBIG can check on that one yet. But a loan application doesn’t always lead to loan approval.

    Yes. That’s called Home Improvement Loan. It’s best if you can approach the branch for more information. This one is much more complicated especially on the construction part.

    For the Home Improvement Loan, that title has to be in your name already. As to your MPL Loan, you need to
    pay it off first.

    He simply needs to re-activate his account.

    The ITR is really one of the most important requirements. That’s not optional.

    Please ask for a computation at the branch. And Pag-IBIG will take care of the Title Transfer.

    Your past contributions will just be there. Don’t worry about your account becoming closed — it will not happen.

    may tanong po ako.. kumuha po kami ng house thru pag-ibig ang payment.. nagbayad na kami ng downpayment, at ng 1st payment for equity.. kaso bigla ngbago isip namin kasi nalaman namin na ung lugar eh sobrang binabaha daw. so hindi na naman itinuloy. sabi sa amin ng agent magrereflect daw un sa pag-ibig account ng asawa ko. pero hindi pa naman ngproproceed ung loan namin wala pa rin kami na take out.. magrereflect po ba yun sa account niya at hindi na siya magkakapagloan?

    2. The are still entitled to the benefits.
    3. You may have to consolidate your contributions first and then apply for a housing loan.

    If the lot is currently mortgaged with Pag-IBIG, yes that’s possible.

    I have two outstanding bank loans which are being deducted regularly to my payroll are to be finished in 2 yrs time. These loans were used when we started have our house constructed last May. Our house construction was stopped as we lack cash.We are now planning to file for a house construction but the lot title is under my name. Is it okay if my husband who is also an employed pag-ibig member will be the one to apply for the house construction? I am worried that my bank loans may cause a denied application although all of my loans are updated although both of us are earning above average. Please note that my husband and I both have an updated multi-purpose loan which can also be seen in our payslips. Kindly advise our chances and the best way to do. Thanks in advance for your time.

    I forgot to tell po that I am a Pag-ibg member for 11 yrs, while my husband is a member for 12 yrs. The existing multi-purpose that I have is my second loan in pag-ibig. My husband and I both got our multi-purpose loans early this year and are paid regularly deducted from our payroll. Thanks po!

    I don’t see any problem at all with your case. Since you are both members of the Pag-IBIG Fund, you might as well tack-in your membership and apply for a single home loan for that construction purpose.

    1. Are my fiance and I entitled to a housing loan as individuals? Or will PAG-IBIG treat us as one? Meaning, can we for example loan P6M (P3M for each of us assuming max is approved)? Or just P3M?

    3. We’re both starting work with a new employer. My fiance’s monthly salary is P35,000 while mine is P100,000. If i understand the Loan Entitlement table right, I am entitled to max of P3M loan (based on P100,000 monthly salary) or should it be monthly salary less taxes?

    1. 3M is the max and in your case, that’s 3M for each one of you. Meaning two different properties or condo units and not one 6M unit.

    2. Well it depends… with your track record, there is a good chance that you will be approved. If they require that you pay consecutive, that is really not much of a problem and you can easily comply for that one by making advanced payments.

    3. Pag-IBIG calls it the Net Disposable Income.

    Tip: Since you are moving from one employer to another, please request a consolidation of all your contributions from the Pag-IBIG Office.

    Yes, that’s right, it has to be in the name of the member-borrower. Besides, it will be used as collateral also.

    A friendly suggestion: Please don’t rush it.

    kumusta po? i am writing this letter to you just to ask you if i can get a housing loan ng pag ibig? di ko lang alam f nakaabot ba ako ng 12 months contributions kasi i am working at the hospital from 1993 to 1999 then i resigned nag abroad till now. dko lang alam f nag start ba ng pay yng hospital na pinagtratrabaho an ko b4 kc nung pumunta ako sa pag ibig nung umuwi ako ng 2009 sabi ng nasa reception na wla pa daw akong 1 yr na nag kokontribute. this is also my concern na d ko masasagot f bakit at d na lang ako nag ask ng aming hospital kc last minute na akong nag ask. so yung concern ko lang po f i can still get a housing loan kahit d ako nka continue the pag ibig contributions while i’m working going home nxt yr to settle certain things at pati na ang sa pg loan ng pag ibig. can you pls give me any suggestion how to be come one of the successful ofw applicant and kindly tell me the requirements as well pls. and how can i continue contributing while nandito ako sa new zealand.

    May gusto po kc mag benta ng townhouse unit mga 2 yrs na sila nag hulog sa pag-ibig ngayun gusto nila lumipat kaya nag hanap ng buyer intresado po sana ako, pwede po ba yung babayadan ko yung hinulugan nya at ako mag papatuloy sa pag ibig ng balance ng total cost ng bahay?     In other words, you want to assume their housing loan? Yes, that’s possible. It would be better if the two of you can go to the office of the Pag-IBIG Fund to inquire about this including the status of the loan.

    You can check your records at the office of the Pag-IBIG Fund, especially from the branch where your company used to “remit” your contributions. If you have no records there, you can simply apply as a new member.

    Absolutely. You may have to coordinate this one with your developer so that they can furnished the documents required by
    the Pag-IBIG Fund.

    Please make sure that you are currently active in your contributions. As to the requirements, please visit the Pag-IBIG Office and also ask them for the updates of the seller’s loan with them.

    YOu need to reactivate your account with the Pag-IBIG FUnd, first and foremost.

    Matagal din po akong naging member ng pag-ibig, pro nahinto po ako last year dahil nakapag abroad po ako. Pro nung umuwi me last march inaayos ko po ang membership ko at POP member na po ako. May 2 tanong lang po ako, 1st ay paguwi ko po ba next april pwede na po b akong magcash loan pampagawa ng bahay o housing loan? 2nd kung sakali po na pwede ay possible po ba n maaproved ito within my 1 month vacation?

    2. We’ve been working for 10 years now but for different employers (3 different companies). We are still eligible right because rule said we should be members for at least 24 months or have made 24 monthly contributions. We’ve made more than that. We were told kasi before that it has to be CONSECUTIVE contributions, meaning no gaps. Eh we’ve had 3-4 months vacations t in between jobs within 10 years. Please tell us we’re still eligible!! :)

    2. Well it depends… with your track record, there is a good chance that you will be approved. If they require that you pay consecutive, that is really not much of a problem and you can easily comply for that one by making advanced payments.

    Tip: Since you are moving from one employer to another, please request a consolidation of all your contributions from the Pag-IBIG Office.

    Just an update, I called the PAG-IBIG hotline and got 2 different answers. The 1st one told me that if there are gaps in my contributions, i need to remit consecutively for 6 months if i want a housing loan. the 2nd one told me that it’s just 3 months (and that 6 mos is for Multi-purpose loans). Which is which kaya? Maybe i should call for the 3rd time *wink* We want to apply for a loan by March next year so i hope it’s just 3 months. I asked what the reason is for waiting 3 or 6 months, they said it’s because they need to update their records. But when i asked them to check my total # of contributions – updated naman. Kinda confused.

    Regarding CONSOLIDATION of CONTRIBUTIONS, can my new employer do that on my behalf? Or do i need to personally apply for it in the PAG-IBIG office?

    My Net disposable income is P68,000 which qualifies me for a P2.5M loan. my fiance’s NDI is P22,000 which qualifies her for a P1M loan. Can we still avail of the P3M maximum loan by just adding up both our allowable limits? Or hindi pwede coz this is just one property we’re talking about. We really want to avail of the P3M maximum kasi.

    You’d be lucky if you can find a cash buyer and who can pay an amount such that it covers your loan balance and still leave you with a profit. If that happens, you may still be granted another loan in the future. Just be very careful that you don’t give the impression that you were careless with your loan obligations.

    The developer should be able to know that or at least assist you on this matter. As to your other question, yes that’s possible.

    If you are thinking of a home contruction project, then it fall under the Housing Loan Program. But there is no guarantee of approval.
    Sometimes one month is enough, but it could take longer than that.

    Normally, what is the timeline in processing a housing loan? I saw a condo unit kasi which is available thru pag-ibig financing. Would like to know if how long before i can move in sa unit if i will start applying this month. Also, re: the 24-month contribution requirement, I have 4 months kasi without contribution (July-Oct 2010). Pero I am a pag-ibig member since Dec 2006. Is it possible na makakuha akong housing loan?

    follow-up question lang po..what if i-assume lang ng buyer yung remaining balance ko..kasi 5 yrs ko na siya nahulugan at may 20 yrs remaining pa..ok lang ba na siya ang magtuloy ng pagbabayad at transfer na lang sa kanya yung rights in exchange of the amount na napagkasunduan namin.Then,if kung pwede yun.pwede ba ako magfile ng another loan kahit nagbabayad pa siya.Salamat ulit..

    After checking the requirements for “House Construction”, I noticed that additional requirement for Loan Release is “Occupancy Permit”. Moreover, the checklist for the said permit requires completion of the project? Does it mean that, the construction must be completed prior to the release of the loan amount? Thanks!

    Sorry, here I am again…I guess this is the only way I can talk to you. I have another question; my brother who is the member of Pagibig cannot go home to the Phils due to the nature of his work. So he is thinking of authorizing my sister who lives in the Phils to transact business with Pagibig on his behalf; ie: application for a house/lot loan, signing on the loan documents(?), etc..etc..I am going home to the Phils. next year (2012) to follow up all these transactions; do I also need an SPA to do all the necessary plans that my brother is thinking of doing; ie: construction plans, design and build of his home, choosing a contractor. I myself is getting so confused doing all these tasks but I have no choice I have to help my siblings with their plans for a better future (ako ang panganay and I am now 62 years of age).. I am now paying a monthly amortization for my house but since two years pa lang ako naghuhulog, malaking part ng payment ko eh napupunta sa interes and only small parts goes to principal. Sa ngayon po eh meron na akong pera pambayad ng buong principal (the contract price), readily ko na po ba mababayaran yun sa pag-ibig any time I want now? Wala po bang requirement ang pag-ibig na may certain duration na dapat nagbabayad ng amortization bago makabayad ng buong principal. One more question, pag bayad ko na po ba ang buong principal, considered full paid na yung house at di ko na poproblemahin ang calculated interest as per my original payment calculation? I hope you can answer my querry for the benefit of the readers as well. Thank you.

    Good questions.

    1. You can make an advanced payment any time. No matter how small you have already paid in the past. Pag-IBIG will love you for doing it.

    2. Yes, you are right. It goes to cover the principal, not the interest whatsoever.

    I don’t totally get your question, but… Yes, you need an SPA for
    transactions that require the signatures of the parties involved.

    I don’t think Pag-IBIG can afford to provide that kind of scheme.

    First of all I want to clarify concerning PAG-IBIG housing loan, you know until now di ko maunawaan kung bakit,if you apply housing loan you need to pay the equity for the developer, but if you make direct loan to pag-ibig you should start construction of your house and the release of your loan are base on the progress of your house. We apply housing loan because we don’t have money. This is the reason why more than half of pag-ibig member they can’t avail housing loan. Please forward my comment to Vice President Binay, head of national housing authority. Thank you.

    I wish the Vice President will read your comment. But I don’t think he will agree with you. I’m sorry to say this, but
    no one is going to lend (or loan) you some money for a particular project just because you you don’t have the money to finance it.
    Remember too that Pag-IBIG is owned by its members — that means, you and every other member.

    Please remember that Pag-IBIG would want to know if you can afford to pay back the loan. If your partner has no source of income, or insuficient, how can Pag-IBIG trust you to repay the loan?

    Well, it depends. Try to apply for it by going to the branch.

    Pag IBIG will always require the land title, not just the Deed of Sale as you said.

    Please visit the Pag-IBIG branch that list the foreclosed properties in that area you are interested with. You can have your sister do that since you are based abroad.

    The main advantage of doing that is that you will not be wasting a lot of time going to the office.

    Please check that one at the branch and settle it immediately.

    You will still need to prepare for the payment of the equity.

    ano po ba ang pangamba ng PAG IBIG kung ang isang VM na katulad ko ay mag loloan pero meroon naman advance payments para makabayad montly? maraming sambayanang Pilipino ang umaasa na makapag loan para magkaroon ng sariling tahanan. Kung babayaran ko ang 120 months payments ko siguro naman wala na dapat ipangamba ang PAG IBIG dahil siguradong bayad ang iloloan ko.     I’m only 22 yrs old and I’ve working for more than 4 yrs already, I just availed the multi-purpose loanlast August, I’d like to know if I’m eligible for a housing loan or do I need to pay-off that existing loan to qualify again. Also regarding our documents, we’re on a compound and the land title is for the whole compound not to each house inside it, do I need a power of attorney?     may i ask, di po ba ang requirement na approved building permit eh prior to loan application for house construction. i was given a checklist by our local Pagibig office na upon loan application eh mag submit na ng building permit. i just saw it kaya wasnt able to clarify it sa pagibig. hope u can clarify it nevertheless. thanks!

    If you are buying from a developer, they should take care of that.

    First, Pag-IBIG will never accept that kind of title. As to the schedule of loan seminar, please check it at the branch.

    Yes, your wife will be the one to apply. Check here for the requirements:

    A real estate loan always requires a collateral. Plus the title must be in the name of the loan applicant.

    Actually, it’s just a requirement and as a good member, you are expected to comply it to be fair with other members.

    That’s perfectly fine. You don’t have to change it to POP.

    Always remember that Pag-IBIG will be requiring your to present the Land Title as collateral. That is a requirement, not just an optional item.

    Overseas worker po kme ng asawa ko d2 sa saudi, at galing kami ng vacation last october 2011. At puro kami nag member ng pag-ibig dahil sa mandatory na ngayon sa OFW. Ang tan0ng ko. Pag binayan ko ba namin ang 24 m0nths advance. Makaka loan ba kmi ng cash or housing loan. Kahit pa exit na kami this november 2012. Magkano ma loloan namin kung cash? O kaya housing? Tnx

    sir dati ako member sa pagibig1 nung local employed ako, hindi ko n po natuloy ung pagibig1 ko…ngaun po ofw ako at member na ako sa POP… May kinuha ako bahay na balak ko ipasok sa pagibig pagkatapos ko sa dveloper. Ano po ba dapat ko ituloy ang contribution sa pagibig1 or sa POP na? thanks

    hi, gusto ko lang i check kung pwede pa me magloan ng bahay since yung isang bahay na niloan nmin mag-asawa (nakapangalan sa asawa ko) eh balak na nmin i fully paid this year, more than 7 years na kaming nagbabayad dun. meron pa rin kami isang bhay na ni loan sa akin nakapangalan. Gusto ko sana na after nmin na mabayaran yung 1st housing loan eh makapag-housing loan pa ulit (3rd). Possible ba yun? di ko na ba kailangan mag-antay ng matagal? thanks.

    dati po akong member/contributor ng pagibig fund from september 1997 to january 2000. nahinto po ang contribution ko noong mag abroad ako. balak ko po sana i activate muli ang account ko, pero sabi po ng agent ng pagibig dito sa al-khobar ay mag open na lang daw ako ng new account. ang tanong ko po ay kung mag rereflect po ba sa bago kong account yon mga contributions ko noon 1997-2000 at kung pwede na po ba ako mag loan sa bago kong account. salamat po.

    I’m not sure what you mean by that, but you can ask for an assistance of your broker or agent.

    You can reactivate your account simply by paying a new contribution. But you have to verify your past contributions first.
